Small office washroom (the wash/vanity area) needs making good and refreshing. The walls were previously painted grey and the paint is now peeling and turning powdery where a small leak affected it. There are holes cut in the plaster from leak inspection for which access panels need to be installed (we have purchased these already), plus various screw holes to fill. I also need a towel fixture secured which is currently loose. Scope of work: - Prep the failing paint. Scrape back and sand all peeling and powdery grey paint to a sound surface, and prime/stabilise the affected areas so the new paint adheres properly. (The previous finish is failing from moisture, so a stabilising primer is likely needed.) - Fit access panels. Install 2 supplied access panels over the inspection holes cut in the plaster. Panels have already been purchased and will be on site. Fit neatly, square, and flush. - Fill and make good. Fill the various screw holes and any minor damage in the plaster, sand flush ready for painting. - Repaint. Repaint the affected walls [whole room or affected areas only] in a suitable bathroom-grade (moisture-resistant) paint. Colour: match existing grey or new colour tbc based on quote - Secure hand towel rack. Re-fix the existing hand towel rack securely to the wall with appropriate fixings (current fixing is loose). Visits for accurate quote welcome.

Relates to bedrooms above a pub. We have an issue with the cold water storage tank in the loft. We think it is either blown / beyond repair, or simply a faulty float (ball) valve causing it to overflow, and we would like it assessed and a quote to fix or replace it as appropriate. As part of the same job, we would also like a quote to supply and fit a point-of-use water heater (a small electric undersink water heater) at the kitchen sink, to provide hot water there. Budget is a guide and subject to assessment of works required.

We have two first-floor bedroom windows that will not close and need assessing. On one, there is no handle fitted and the casement does not seem to be sitting properly in the frame; on the other, the handle is fitted but the window is out of alignment and won't shut. The wardrobe has two sliding doors. The front sliding door has come off the bottom track and is now sitting at an angle. As shown in the photos, the bottom of the door is completely out of the rail, while the top appears to remain in place. The door itself is intact and does not appear to be damaged or cracked. However, it is now stuck and cannot slide open or closed. From what I can see, the issue is likely with the bottom roller or running gear, and possibly the top guide or retaining mechanism. The tracks do not appear to be bent, but I am not certain. Photo guide: Photo 1: The front sliding door is leaning because it has come off the bottom track. Photo 2: Close-up of the bottom of the door showing it completely off the track. Photos 3 & 4: Upper section of the same door. The top still appears to be in position, but the door is jammed and will not move. Photo 5: Another close-up of the bottom track and door position. I am looking for a repair rather than a replacement. Please let me know what you think the problem is and provide a quotation based on the attached photos.
