Hi Folks, I have an existing 7x3m Colourbond (gabled) patio that has seen better days and needs to be replaced. I am seeking a draftsman to draw me a replacement 7x4m patio (flat roof) that I can use to estimate materials from and assist with build. I can confirm measurements and take pictures for context. The drawings won’t be submitted to council and thus don’t need to meet that standard. Simply a matter of drawing what I need (timber posts with a colorbond flat roof, one side connected to the fascia. Please send me an offer and we can get cracking.

Project Brief – Council Plans & Engineering Specifications Have the following : Floor plan and 3D render of the external elevation Site survey and basic building positioning on the site Site details: BAL: 19 Soil class: S Wind rating: N3 Build concept: The main structure will be a portal frame shed construction. The supplier will provide the portal frame in 2.4 mm galvanised steel columns and rafters, with 1.9 mm purlins and girts. Inside the portal frame, I will construct steel stud wall “cubes” for the bedroom/bathroom zone. The living area will remain open to the rafters. A full-height stud wall (gyprocked) will divide the living area from the bedroom zone. The bedroom/bathroom zone will be 3 m high stud framing with a stud-framed ceiling, allowing for additional insulation above the rooms and space for air-conditioning ducting. The steel stud frames will be 1.2 mm thick, 90 mm wide. What I need from you: 1. Council-ready drawings for the entire build. 2. Engineering sign-off for the portal frame and internal stud framing. 3. Engineering specifications for: Portal frame design Internal steel stud wall framing Compliance with BAL 19, soil class S, and wind rating N3 4. Documentation suitable for Owner-Builder submission.
