I need someone experienced in building, drafting or surveying to show me how to read architectural/survey plans to work out the site levels and the Finished Floor Level (FFL). I just need someone to explain the correct way to interpret the levels on the drawings ( RL, brick heights, slab/pier heights, etc.) so I can understand how the final floor height is calculated. I've sketched a desired floor plan for a duplex build in NSW, Australia. I'd like someone to provide suggestions on how the design could be improved, BASIX requirements incorporated and in particular, a desirable frontage in keeping with the other homes in the street. Once happy, I would need a set of drawings suitable for the development application (to be lodged with Port Stephens Council) and then a full set of construction drawings completed including electrical, plumbing, slab details, etc. I've attached some photos of the neighbouring properties for reference. I haven't got the site survey as yet but that will be done shortly. There is a significant amount of retaining to be done to the block prior to being able to finalise the design. The block is cleared and gentle slope at the front and goes up steeply at the back.
