UPDATE: Thankyou all for the offers. I am mainly looking for someone who van connect me with a deal that is undervalued for some reason. Then there are all the other boxes to tick that i mentioned. I'm willing to pay a small fee that leafs to an offer and at least $1000 that leads to a sale and prepared to be very very generous with the $1000 if it a really good deal for me. have 1.6 M preapproval for 2-3 investment properties Can spend up to 1.1M on one but preferably 500-600k for a undervalued property (like decreased estate, divorce settlement or motivated seller ir just a great deal), that also needs work or we can add value to it via renovation, adding granny flat, making additional self sufficient living spaces or sub dividing. I am based in Brisbane but happy to buy anywhere in an area in Australia that may double in value in 5-9 years. NDIS homes also desirable but can only secure up to 800k for that. Once renovated, rental needs to rental return at least 80% of loan repayment (I will have a no deposit secured loan at standard investment home variable rate) Needs to be a house but open to others. 1k is just for a successful finders fee. Prepared to pay significantly more if really happy with the purchase.

Hi! I’m looking for someone to remake a leotard that I already have. I need an exact replica in the same size and shape, but without any gems or bedazzling. Details: The leotard should be made in dance-quality lycra. Mesh V- panelling down the front. Zip-up back. High-cut for Samba. I can provide the fabric if needed. As I’m part of a dance company, if this goes well, we may be looking to have other members’ leotards updated too. Requirements: Experience in costume making or dancewear.
