I have an older tiled roof in Rossmoyne with a leak that is causing a water stain on the ceiling (photo attached). Someone previously attended and siliconed/sealed the suspected area, however there still appears to be water getting through, so I’m looking for someone experienced with tiled roofs to properly identify the source of the leak and repair it. I have approximately 10 spare matching roof tiles in the shed, which can be used to replace any cracked/broken tiles. More can be sourced if required. Initial job: inspect the roof around the affected area, identify the likely source of the leak and replace/seal any obvious cracked or damaged tiles as required. I’m happy for the job to be expanded by agreement once you’ve inspected the roof if you identify additional cracked tiles, failed pointing/flashing or another issue that needs attention. Not looking for a cosmetic roof restoration — the house is older and the priority is simply to find the source of the leak and make the roof watertight.

I am looking for an experienced gate installer to install and automate an existing pair of wrought-iron-style steel driveway gates at a semi-rural property in Oakford. The gates are already onsite and measure approximately 2.9 metres per gate leaf, creating an opening of approximately 5.8 metres in total. The job needs to include: • Confirming the exact measurements and suitability of the proposed location • Supplying and installing two appropriately sized structural steel gate posts • Concreting suitable footings for the posts • Supplying and fitting heavy-duty hinges, brackets, gate stops and any other required hardware • Hanging, aligning and levelling both gate leaves so they open smoothly • Supplying and installing a heavy-duty double swing gate automation system suitable for the size and weight of the gates • Programming, testing and demonstrating the completed system • Ensuring the gates have a manual-release option in case of a power failure Please advise whether solar or mains power would be most suitable and include the motor brand, warranty and all costs in your offer. Front pedestrian gate hinges require fixing as gate is not latching.

My timber gate has broken the timber post it was hinged to. The existing post needs to be removed, a new treated pine post installed in concrete, and the gate rehung with the existing hinges if possible. The gate should be aligned so it opens and closes properly.
