All four cottages have virtually identical front decks, including several timber steps. Scope of works: * Thoroughly sand back existing decking boards to remove old stain, weathering and discolouration. * Sand timber stair treads and exposed edges. * Prepare and clean all surfaces before staining. * Apply two coats of quality exterior timber decking stain. * Stain colour to be confirmed. * Ensure a clean, consistent and professional finish. * Clean up and remove all sanding dust and rubbish. The decking is quite weathered and will require heavy sanding rather than a light preparation sand. Timber Floor Sanding & Polishing – 4 Cottages, Daylesford Looking for an experienced timber floor sanding and polishing contractor to restore the existing timber flooring across four cottages in Daylesford, VIC. Each cottage has approximately 31.5 m² of timber flooring (7 m × 4.5 m). Two cottages have standard timber flooring only, while the other two have the same flooring area plus an internal timber staircase. Scope of works: * Heavy machine sanding to remove the existing orange/brown finish and old coatings. * Sanding of timber flooring back to bare timber. * Detailed sanding of edges, corners and difficult areas. * Sanding of two internal timber staircases, including treads, risers and nosings as required. * Preparation for a lighter, natural oak-coloured finish. * Application of suitable timber floor coating, including all required coats. * Professional, smooth and consistent finish throughout. * Final clean-up and removal of sanding dust.
