Need help to connect a new fob to the garage door. I also have accidentally disconnected the other fob.

When opening the garage door, sometimes the motor chain runs but the door does not lift up. When the door reaches the top position, pressing the remote does not make it respond or lower the door. If I manually pull the door down slightly and then press the remote, sometimes it will go down, but recently even doing that doesn’t always work.
