This is a report done through insurance: Water ingress has been occurring by the front door over a period of time, and the insured has concerns that mould is forming and sprays this area with disinfectant, and also has placed a towel on the floor to mop up water during times of rain. There is no storm created opening or impact damage to the roof. Water ingress has affected a small section The water ingress is occurring due to the manner in which the lead on the front gable has been flashed, and the gap between the flashings and roof tiles on the dutch gable. The roof on the property is a concrete tiled roof with a roof pitch of approximately 22 degrees, and I estimate the age of the roof to be 30 years old. The water ingress is occurring at the front of the property, and there is a Dutch Gable directly above this section. The timber on the gable has begun to rot in one section, indicating that this gable is exposed to the prevailing weather. There is a lead flashing on this gable and while there were no clear splits (there is a split in the higher lead flashing that needs to be sealed), there is a large gap between the tiles and lead on the ends of the gable. It is likely that water ingress is occurring at this point, and the flashing needs to be reformed to close up any hole. There is a large amount of moss on the roof, and this can cause capillary action to occur. I would recommend this be cleared off to ensure the free flow of water down the roof tiles. The water ingress is occurring due to the issues mentioned above regarding the Dutch Gable, and not because of any single storm event. I would recommend the lead on the gable be reformed, and any rotter timber be replaced. I would also recommend any moss or debris be cleaned from the roof
