I require carpentry work to repair rotted timbers on a balcony. The timber floor structure is sound (been repaired by others) but the timber balustrade and vertical member which supports the iron roof above is completely rotted. The scope is: -remove all horizontal timber members (balustrade) both the rotted ones and the non-rotted ones; -remove and replace 1x rotted vertical timber member which supports iron roof above. -construct new balustrade which meets building code but is NOT the same as existing. The existing is like a timber 'cage' - I want the new structure to be 'open' so that balcony can be used safety but view to outside is not restricted and more light enters the room. Replacement could include a small amount of timber with stainless steel wire? Or vertical timber members only up to regulation balustrade height?? There are multiple options. -dispose of all demolished materials and rubbish -paint new timbers (PLEASE NOTE: the 'budget' amount for this task is pretty meaningless as the tasker obviously cant quantify the Scope of Work prior to visiting site and finalizing the 'design' of the modified/repaired balustrade. Tasker is requested to offer a 'budget estimate' and then after site visit, confirm lump sum price. Assuming that price is still acceptable, the task will proceed. If price is not acceptable, task will be cancelled. Sorry - trying to use this site to procure construction works but knowing it's not quite suited! Note: This task was listed a week ago - the tasker who 'won' it never made contact with me.

Hi, I'd like someone to help my now-retired father build the sub-frame (hardwood posts & joists) for a low ground-floor entrance deck. He's capable of the job but I'm looking for someone who knows the tools, to lighten the load for him. Total job area is 25 - 30 square metres. All materials & tools are supplied. Post holes & saddles already in place. So the job is to help lift the joists etc while he puts the sub-frame together. If you'd like further work, you could also help him put the boards to speed up the process. I think an hourly rate would be the easiest way to go. Please let me know what your rate is when you reply. Remove pink wall approX 400mm high an 90mm thick concrete. Remove soil and dump in back yard for later removal. Clean cut the remaining wall so clean slab left remaining. This will be later back filled with cement after drainage installed

I have a small commercial shop in Bardon QLD primary constructed of double brick with a timber floor supported by concrete stumps. (Built approx 1940). The lower level of the property is not legal height (approx 300mm + say 100mm slab too short). Rather than excavate the dirt, the thought is to raise the floor level to pickup the 300mm that way, by removing the ceiling and raking it upwards making slight modifications to the centre of the roof truss cross beams. The existing roof truss is a triangle design. The old hardwood timber floor would then be removed and this is where the engineering is required. The thought is to attach beams to each side of the property (brick walls) and run LVL's across to support the timber floor at the new increased height (approx. 300mm higher than where it is now.). The span is approx. 7m wide (ie thats how wide the LVL's would need to be. I would prefer not to have any stumps or supports underneath as want to keep this clear to create further office space on the new ground floor. So the task is - - Engineer to design the new floor eliminating all (or as many as possible) supports under the floor using lvl's attached on both side walls. - Engineer/ design the new lower floor slab and retaining walls. Other things to note - The property will be used as an office. There will be no internal walls on the upper level, only removable partitions. There are no current supports for the roof on the existing floor level. See photos of the property attached. If you need further clarification please ask. After site visit, a price can be discussed for plan set etc. You must be QLD registered etc.

Looking for someone with a solution for a muddy driveway entry. Require only a temporary solution (not concrete) as the house will be knocked down end of the year. Needing a builder to help with a small renovation in a old Queenslander. Tasks involved are - installing new kitchen - installing/waterproofing new bathroom - removing existing walls and putting in support beams - repairing old wooden planks in interior/exterior walls - installing/repairing window frames/glass - painting interior of the home (asbestos has been removed) (currently in process of re-levelling) If you could come on site to quote up for some/all of the tasks that would be appreciated.

We need driveway crossover dug out to depth of 13cm (in preparation for concreting). Area is 3 x 4m. Gravel is already removed. Some areas are already dug out on one side. Soil can be put in a wheelbarrow (we have one) and dumped on garden nearby.
