We’ve recently bought a townhouse where the tiled outdoor terrace sits upstairs directly over the garage. This terrace is currently leaking into the garage. The drain for whatever reason has been put down the centre of the terrace directly over the garage instead of off to the front. Assuming issues are coming from this or possibly the waterproofing membrane failing. It looks like the previous owners tried to put grout/silicone in between the tiles. At this stage we’re just looking at understanding the extent of the water damage in the garage ceiling cavity and assessing what needs to be done.
