I'm looking for a licensed plumber to inspect and repair a leak from my hot water system. Issue: A rusty-coloured liquid is constantly leaking from the hot water system (geyser). The leak is leaving rust stains on the floor. I'd like the cause identified and repaired, and to know if any parts or the entire unit need replacing. I’ve been having issues with my water. The water heater seems to be fine however the hot water tap only releases lukewarm or cold water especially in the shower and kitchen. I am getting hot water from the bathroom sink and laundry taps.

The unit has been a bit intermittent before we left where it goes cold for 10 seconds before hot again. Approx 7 years old. Gas is working, water flow is good. I can hear the ignition clicking. Good access on side of house on ground level. Budget obviously depends on what needs to be done.
