Dear all, After recent storms (when I was on holidays), water leak has appeared once I am back home. I am looking to get it rectified (a bit of ceiling plastering involved too as the effected patch is now swollen, please see pictures). It is low set one storey house, roof is accessible via ladder inside the house. I have got standard tiled roof. Hinges on gate were broken so it would seize and then came off hinge so wouldn’t open/close properly. Removed gate entirely for machinery to come through for backyard. Need existing gate put back on. we need a side gate and supports replaced, this includes supply material and concrete in posts. Removal of old material also please. see below comment from current tennant... Needs 2 x Treated Pine Side Fence Panels (2400mm x 1800mm) and Replace 2 x Gates. (1500mmx 1800mm). The tracks for our sliding gate across the driveway aren't level (the concrete it's sits on isn't level), so the gate doesn't roll properly and gets stuck. The tracks need plastic packers under them to get them level, and some new holes drilled in the concrete for additional screws to hold it all down properly. (Most of the old screws are pulling out of the concrete) The magnets for the motor stopper sensor also need attaching to the rails. It's a fine hole (3mm) through the solid metal centre of the plastic coated rail so needs a decent drill bit to get through it. Probably one to 2 hours work.

I have all the hardware its a standard size pool gate so bunnings should have it. I just don't have the time to sort it out.
