Hi I’m looking for an experienced Registered Building Surveyor to assist with obtaining a Building Permit for a residential renovation project. Scope of renovation: - Converting the existing dining room into two separate rooms. - Removing an existing external wall section that currently has two windows. - Installing a new large sliding door in place of the existing windows/wall, opening onto the existing deck. - Internal framing and associated renovation works as required. I’m looking for someone who can manage the building permit process from start to finish, including reviewing the proposed works and advising on any required drawings, engineering, documentation, applications, forms, or other approvals. Please provide a quote that includes all application/permit-related costs and services, and clearly advise if there are any additional costs such as council fees, engineering, drafting or inspections. Could you also please advise: - What documents/drawings you will require from me. - Whether structural engineering will be required for the wall removal and new sliding door opening. - The approximate timeframe to obtain the Building Permit once all required documents have been provided. - Whether you can organise any additional documentation or consultants required for the permit. We're looking for quotes, from a licensed builder to visit our home and provide quotes. Our preference is to get all jobs completed by the same builder. Happy to negotiate final price. The works we’re considering are: 1. External wall opening We’d like to create an opening where the existing windows are located, as shown in Image 1. The dimensions shown are approximate. 2. Deck construction We’d also like to build a deck on the other side of the new opening, as shown generally in Images 2 and 3. Image 3 is a concept image only, but it gives the general idea of what we’re aiming for. 3. New internal wall in the living room We’re looking to split part of the living room to create an extra bedroom. Images 4 and 5 show the general location. We don’t want the wall fully flush, as we’d like to leave space for shelving/TV area/office desk.
