Tasks: shortlist against my criteria, book and track inspections, accompany or represent at auctions, obtain and triage Section 32s, coordinate building and pest, line up a conveyancer or property lawyer, check overlays and risks, pull comparable sales, estimate value ranges, flag underquoting, create offers and auction strategies, manage a simple timeline with reminders. Deliverables: weekly shortlist and status tracker, one-page due-diligence summary per target, contacts list for inspectors, conveyancers, and trades. You: Melbourne based, reliable, clear communicator, comfortable at auctions, strong research skills, confident with Google Sheets, Domain, realestate.com.au, and live web search. Able to use LLMs for rapid research and prompt engineering. Logistics: approx 20 hours per week during search phase, Saturdays required, valid licence and ability to travel to inspections. Rates: 30/hour or negotiable for the right person. Although I have been paid some wages, there is still an outstanding amount owed.
