Feature survey including: - The existing building including all soffit heights, gutter heights, ridge heights, the head and sill heights of all windows and doors, FFLs and changes in materials. - Principal existing features including significant trees in approximate outline nominating height/diameter and species -Contours in 1m intervals, levels in AHD for 9m around the subject site. - Location of existing driveways and concrete surfaces, fences, retaining walls, outbuildings, fences including heights. - Locate any easements - Show indicative spot levels at road pavement and site generally (AHD) - Adjoining property conditions within 9m of the boundary to show – adjacent street/side setbacks/outline of buildings/location of private open space/roof and ground levels/nominate and size of windows/ heights to roof lines – eaves/ parapets and ridgelines. We are having a fence put up next week and need a land surveyor to come to the property and tell us where the original fence was and what needs to be moved in order to get the fence up. The neighbour whose property it bordered has cut down portions of the fence and excavated where it was so there is some confusion. Also looking for someone to be there on the day (8th of October) to ensure fence is placed in correct place. We have surveyor reports that show the original fence line.

Hi Taskers! I have an existing 2 bedroom unit which needs to be surveyed. It's 200m2 in Frankston and shares a partition wall with the neighbouring property. My architect has advised to approach a licensed land surveyor in Victoria to get the following surveys done. 1. Feature & Level Survey - Spot levels and contours over the site. - Significant features and visible services over the site. - Significant trees (including trunk/canopy size & approx. height) or groups of trees over the site and near site boundaries. - Location of existing site building including floor levels and levels on eaves, ridges, gutters etc.. - Location, type and height of all boundary fences or walls - Location of directly adjoining buildings including set-backs & levels on eaves, ridges, parapets, gutters etc - Location of overlooking windows within 9m of site boundaries including head and sill heights (where accessible) and identifying if they are habitable or not habitable where possible. - Road details including levels, visible services & crossovers directly in front of the site - Digital photographs of the site and adjoining properties - All levels and heights to an Australian Height Datum. - Establishment of a Temporary Bench Mark (TBM) on or near the site - Preparation and supply of a Feature & Level Plan in cad & pdf format 2. Title Re-establishment Survey - Searching of survey documentation including the purchase of a current Title and other survey plans. - Re-establishment of External Title Boundaries and their relationship to existing fences and/or walls. - Title Boundaries and encumbering easements overlaid onto the Feature & Level Plan in cad format. - Supply of a Title Re-establishment Plan detailing the results of the survey. - Include the marking of title boundaries ALL WORKS MUST BE CERTIFIED BY A LICENSED SURVEYOR.
