The joint is located where the original house meets the extension and runs from the concrete slab to the soffit/eaves. The joint is approximately 10 mm wide. The flexible sealant appears to be missing or has failed, and the render has chipped away along the edges, exposing the cavity behind. I'm looking for someone to: Inspect the joint and confirm the appropriate repair. Remove any loose or damaged render. Install backer rod if required. Apply a high-quality flexible exterior movement-joint sealant. Repair and blend the render edges.
