I am not sure change the panel or just fix the panel

The chain to my garage door keeps slipping out of place and it’s affecting the garage door rolling up and down.

My previous imbecile of a tenant, decided to put tape on the garage door to seal it off from ‘noise’ . When the tape was removed, it left a sticky residue on the surface, which I’m unable to scrub off, maybe someone with the right skills and chemicals will be able to return the door to how it was before, without damaging the surface or paint.

Railing which runs the garage door chain and is connected to the motor is only screwed in the dry wall. Need a registered builder to secure the railing by installing a stud or block through the roof cavity (my observation) and plaster/paint the cornice.

Single roller garage door need to be fixed. Looks like its spring has been broken. Its my investment property, so i need to discuss with tenants when they will be in home, so cannot commit to day and time now. Please see pics. Thanks

Hello, My garage motor on the single roller door has been playing up since I’ve moved in, I have two remote, one doesn’t work and is broken and the other one works randomly, every other week.. I can use the manual button on the motor, but it stops about 6 inches off the ground and can only go up with the power of the motor if I push the door up with it. I think it might need replacing but perhaps it has been set up wrong because it’s rolls down super quick but rolls up super slow (when it did work on its own without assistance)
