I’m looking for an residential building designer/draftsperson who’s located with Perth WA and familiar in dealing with the City of South Perth and their planning policies to prepare a concept design for a vacant residential lot in Como, WA, primarily to demonstrate the development potential of the site for future buyers. A previous concept has already been prepared by a project builder; however, their design requires the removal of an existing street tree to achieve the double garage on the RHS. As removal of the tree is unlikely to be approved, I’m looking for a designer who can come up with a better solution, with a double garage on the left side of the block There is an internal sewer line running through the property (lot 2) that services lot 1 in the subdivision (along the rear/western boundary). This is not a Water Corporation sewer main and there is no sewer easement shown on the proposed strata plan. The builder that completed the concept design would not consider building the garage/carport over this internal sewer line due to their internal big company policies I’m happy with the current design, the ground floor just needs to be re-done, with the likely solution being building over the internal sewer. I would expect the design to be done to the same level as the attached previous concept with floor plans and elevations and possibly a 3d render.

We carried out some internal alterations over the post year and now need to lodge a retrospective application with our strata company. They have asked for plans and specifications showing works, including their location and dimensions relative to existing walls. The works were: A new non-load bearing internal wall Relocation of the ktichen within the unit Removal of a sauna and installation of a shower in it's place Relocation of the toilet to the adjacent wall within the bathroom What we need please: A measured, dimensioned floor plan of the unit as it is now.
