Important: Fixed-price job including all revisions required for approval. --- Scope of Work: Update drawings as follows: 1. Fence Height - Add note: North side fence height = 1930mm 2. Structural Changes - Remove ledger board - Add additional row of stumps and bearer (see plans) - Adjust footing spacing to ~1500mm centres, evenly supporting bearers - Corner stump differs — refer to existing notes 3. Retaining Wall - Existing wall to remain on site plan - Remove from decking plan 4. Framing Note Add: “Joists and bearers to be set flush using approved galvanised hangers or engineered system. All connections must provide full vertical support and lateral restraint — no face fixing only.” 5. Subfloor / Drainage - Remove crushed rock - Add: “Subfloor must be free-draining. Ground to fall away from dwelling (min 50mm per 1m). No ponding beneath deck.” --- Requirements: - Experience with Australian residential decking - Knowledge of NCC & relevant standards - Drawings suitable for building surveyor approval - Provide PDF + editable files (DWG or similar) --- Conditions (Strict): - Fixed price includes all revisions - Drawings will be submitted to a building surveyor - Final payment only after approval - Any required changes must be completed at no extra cost - Minor additional updates may be required post-submission --- Timeline: Fast turnaround required Plans: Provided upon acceptance
