I’m looking for an experienced remodeling/framing contractor or highly experienced handyman in the Chantilly, VA area for a master closet expansion. We currently have two adjacent walk-in closets, approximately 9.5 ft deep, with an unfinished storage/attic area approximately 17 ft deep directly behind them. Once combined, the finished area will be approximately 26.5 ft deep × 18 ft wide, or roughly 475–480 sq. ft. The wall separating the two existing closets is non-load-bearing and needs to be removed. The wall separating the closets from the unfinished storage area is load-bearing. We want a large opening through this wall. The current concept is to retain approximately 2 ft of bearing/support wall on each end and install an engineered beam across the opening. There is an existing structural beam in the garage directly underneath this wall. All load-bearing wall modifications must follow structural-engineer-approved plans. I am not looking for someone to determine the beam size by guesswork or remove the bearing wall without proper engineering and support. The work will include demolition, required temporary shoring, framing and installation of the engineered beam/posts according to the structural plans, framing and finishing the unfinished storage area, insulation, drywall on the walls and sloped ceiling, drywall finishing, primer and paint, baseboards/trim and related finish carpentry. The project also includes approximately 8 recessed LED lights, switches/dimmers and associated electrical wiring. Electrical work should be completed by a qualified/licensed electrician where required.

Kitchen gut to studs, wall removed and header replaced new Sheetrock on wall and ceiling Insulation of wall. Need new windows in kitchen kitchen floor needs releveled and new tile or faux wood.
