I’m building a house and my bedroom will be a 3x3 😰😮‍💨😩 I need to figure out how this space is gonna work, more so from a space perspective. Will items fit and how? Things I’m considering; A wall mounted screen (double for study/work/ & streaming) A corner shoe/bag rack near the wardrobe. A sofa bed for a bit more space Some shelving? I have some pictures for inspiration of furnitures I could potentially have. Just want to maximize space in such a little area and make sure it’s functional and pretty and not feeling too cramped! I can compromise on the shelves if need be. I can also wall mount anything and would like to make sure all is positioned considering the window/door/robes

I am seeking a detailed quotation on behalf of my grandmother for the supply and installation of a bathroom cabinet with vanity basin and tapware, Scope of Works Install Vanity & Basin - Freestanding cabinet sized to fit within the available alcove (approx. 750cm wide x 48–69 cm deep x 750 cm high). - Concept preference: modern, white finish cabinet with drawers, fitted with a round above-counter basin -Mixer tapware in chrome or stainless finish. -Connect hot and cold supply lines (currently capped). -Connect waste outlet to existing floor waste. - Supply and fit new tapware (basin mixer or cross taps with spout, depending on design recommendation). - Floor preparation for freestanding cabinet installation, including leveling if required. - Wall preparation behind already removed vanity (damaged render and exposed brick/pipework is the current state will require patching to ensure a flush finish for cabinet installation). - Allow for any waterproofing touch-ups as required by regulations. - Removal of remaining adhesive/residue from previous tiles to ensure smooth mounting surface. -Install and seal tapware and waste fittings. - Ensure all visible gaps are siliconed/sealed neatly for waterproofing and aesthetics. Additional Notes - Existing power point is adjacent to vanity location (shown in photos). Please advise if relocation or compliance upgrades are necessary. - Please itemize labour, materials, plumbing connections, floor/wall prep, and disposal of old materials in the quotation. •If available, please also provide lead times for supply and installation.

I have the existing 2-storey floor plan of my home (image provided) and would like it redrawn to show my renovation ideas. I don’t need full architectural or construction drawings — just a clear concept in 2D and simple 3D so I can visualise the space and share it with a builder later. Or perhaps you are able to offer suggestions; our ceilings are 2.4m throughout the house currently. Suggestions appreciated. Renovation Concept Key Changes Entry & Stairs Remove the current first-floor lounge to create a double-height entrance void. Relocate the front door so the new entry is in the current ground-floor living area. Install a new open, curved staircase in the entry. Add a 1m wide walkway upstairs, connecting the new stairs to the bedroom wing and overlooking the entry. The master entrance/door will be moved to accommodate this. Kitchen & Laundry Remove the wall between the kitchen and Bedroom 5 to create a longer kitchen with walk-in pantry. Option A: include washer, dryer, and sink in the kitchen/pantry area. Option B: relocate the laundry upstairs as a Euro laundry within the main bathroom. Outdoor Connection Add a side door off the new kitchen (former Bedroom 5 space). Create an adjoining outdoor entertaining area on that side of the home: pool, pizza oven, and lounge/dining space. Dining Extension Extend the ground floor by enclosing the current outdoor patio to form a new dining room. This room to feature a high, pitched roof and floor-to-ceiling glazing on three sides for natural light and openness. Garage Conversion & Living Space Convert the garage into a large open main living room. Incorporate a mudroom adjacent to the current laundry, with private entry into the WC for better separation. Add a fireplace along the side wall of this new living space. Overall Aim Make the downstairs feel larger, lighter, and less cramped by introducing open volumes, higher ceilings, and better indoor-outdoor flow. Any layout suggestions appreciated.
