Balcony Balustrade loose, Mullavey place, Werribee. The balustrade on the long side of the balcony is found to be loose ( see photo ) which may pose a safety risk. Repairs should focus on securing the balustrade firmly to prevent any further loosening, enhancing both safety and durability. I am looking for some one who can fix this and who is very familiar in this job. I have not seen the issue in person since I live one and half hour far from Werribee,( neither has a clear photo) Photo and above details are from the safety inspection report. I am looking for someone who know how these balustrades are secured to the wall/ structure and can do an easy fix which complty with the safety standards and provide an invoice/ certification that its done properly. I am seeking a licensed professional (Fencing, Building, or Structural Landscaping) to rectify 13 non-compliance items identified in a recent Council pool safety inspection. The project is located in the Liverpool area and involves a mix of minor repairs and structural modifications to ensure the barrier meets AS1926.1-2012 standards. High-Level Scope of Works: Barriers & Gates: Raising fence heights, adjusting gate swing directions, and installing compliant self-closing/latching hardware. Non-Climbable Zones (NCZ): Removing/shielding climbable elements and replacing non-compliant balustrade wiring with structural materials. Structural Separation: Installing a new compliant section of fencing to separate the pool from an adjacent structure. Ground Works: Minor excavation/leveling to ensure gate clearance and removing internal climbable objects near the boundary. Requirements: Must hold a valid NSW Contractor Licence (Fencing, Carpentry, or Builder). Please provide your license number in the offer. Experience with AS1926.1-2012 is essential. I’m upgrading an internal stair balustrade and need a carpenter/joiner to install the timber rails and corner transition detail. I have added photos of current layout, and a render of what I want installed for reference I will supply all materials (timber posts already installed or ready to install, metal balusters, timber rails). I mainly need help with accurate cutting, fitting and finishing. Install top rail (timber approx. 90x45) along: stair run (angled) landing (horizontal) Form the corner transition at the stair/landing post, including: angled stair rail cut short connector piece between rails (as per reference image) ensure clean, tight joins Install bottom rail (timber) to suit metal balusters Drill and align holes for metal balusters (or assist with layout if preferred) Ensure: rails line through cleanly consistent heights neat finishes (no gaps/misalignment)

Experienced outdoor tilers / painters only please with work history and references. 1. Paint Outdoor Roof Terrace: • Thoroughly clean all surfaces using sugar soap to remove dirt, stains, and contaminants prior to painting. • Where silicone was previously applied (parts of balustrade and walls to seal cracks), prepare these areas properly with a suitable primer to ensure paint adhesion. • clean and sand timber shade structure surfaces for proper finish. • Apply 2 coats of Dulux Berkshire White for: • Textured walls • Timber shade structure • Protect other surfaces (tiles, shade cloth, etc.) from paint splatter. • Leave site clean on completion. 2. Grout – Epoxy Seal: • Carefully remove approximately the top 3–4mm depth of existing grout only • Take care to not go any deeper, to not damage the waterproof membrane beneath (tiles are 600*300mm and only 10mm thick). • Clean joints thoroughly before application. • Refill joints with epoxy grout suitable for outdoor use to fully seal between porcelain tiles. • Clean excess epoxy and leave tiles with a neat, uniform finish. You need to supply the paint, all materials and equipment you’ll need. We don’t have parking but there is a small laneway where you can unload equipment and there is unlimited street parking closeby. This is our home. There are plants on the terrace but we can move them away for when you work. Outdoor sofa needs to stay out but can move it around as you work to minimise inconvenience to you. No need to paint exposed brick chimney. See pictures. Please ask any questions before making your offer. Thank you.
