Main section is 2500(h) x 1600 (w) Under window 300(h) x 1800 (w) Needs new edging at window to tie into new sheets. External: Remove wood look Hardie plank and replace cracked fibre cement sheets behind. Dimensions similar to gyprock, may vary depending on joints in the sheets. The FC board around the beam is deteriorating over time and starting to fail. It will likely need replacement boards (properly sealed against water ingress and painted), along with improved substrate fixings. The timber beam within is also showing signs of deterioration and will need to be replaced. Refer attached and other areas of concerns that need assistance with.
