Front Entry / Porch • Repair water damage, gaps, and chips to front door; repaint door front • Replace security door closer and damaged flyscreen • Repaint burglar guards and porch/garden ceiling GF Kitchenette • Install washing machine next to existing sink Bedrooms • Fill skirting hole and secure loose moulding (Bed 1) • Align window latches and replace flyscreen (Bed 2) Rear Entry / Bathroom / Garage • Paint rear entry door and sill • Repair doggy door flap and install rear door closer • Remove excess grout near towel rail • Repair dent and rust to garage door • Repair/remove shelving • Patch, repair, and paint garage ceiling/bulkhead; check for moisture • Fix upstairs bathroom privacy lock (locked from outside) Courtyard / Staircases / Balconies • Repair/replace courtyard exhaust fan external vent cover (non-electrical) • Tighten clothesline cords • Repair and repaint damaged coving and ceiling panels • Sand and repaint rusted balustrades (both staircases) • Repair and repaint balcony balustrades and burglar guards Kitchen • Repair or replace blinds • Repair cabinet hinge and replace missing drawer handle Laundry / Bathrooms (Upper Levels) • Replace venetian blinds • Add tiles behind washing machine • Replace shower head • Repair rusted ensuite door frame and repaint • Replace ensuite toilet seat and lid • Regrout cracked/missing grout around bathtub Additional Works • Cut and install portable AC window vent panel and install AC (GF bedroom) • Supply and install two baby gates at stairs • Remove and dispose of glass shower screens (unused laundry shower) • Remove and dispose of ~30 flattened cardboard boxes and all waste Requirements • Neat, professional finish • Tasker to supply tools, fixings, and minor materials • Tip fees included • Site left clean and tidy

Must hold current Public Liability insurance. Certificate of currency required before commencement. Must be a licensed plumber. Must provide receipt. Visit 1 – late Feb (disconnection) Visit 2 – late March (rough-in) Visit 3 – late Apr–early May (final connections) Payment: Progress payment after each visit or as agreed. Visit 1 – Disconnections Disconnect and cap existing plumbing to: Kitchen Laundry Bathroom Toilet (latest time possible rather than first visit) Visit 2 – Re-Rough-In & Relocations General: Chop walls as required and install new pipework Re-cement walls after pipework Jackhammer floor as required to relocate bath waste Replace bath waste with PVC where possible (if existing is cast iron) Bathroom: Bath stays in same location Bath tap/mixer raised approx. 200mm Shower relocated approx. 700mm to the right(currently over a Roman bath) Vanity likely wall hung with above-counter basin - existing tap is in the vanity and waste is though the floor - would need to be put into the wall for a wall hung vanity. Basin tap/mixer to be wall-mounted (plumbing concealed in wall where possible) Laundry: Sink remains in same location Laundry tap/mixer relocated from wall to bench directly below Washing machine taps remain aligned but lowered approx. 500mm Kitchen: Sink and tap stay in same location Dishwasher to left of sink WC: Existing toilet to remain operational for builder use Modify toilet cold water from bottom entry to rear entry. Visit 3 – Final Connections Connect and commission all new fixtures: bathroom, kitchen, laundry, dishwasher and washing machine.

Washing machine is broken. Fisher and Paykel machine - about 5 years old I think? It’s been spinning really loudly and the drum has been banging. Now, clothes are coming out with grease like stains.
