Task Objective Produce clear and professional concept floor plans and external elevations based on client-provided sketches and reference images. The drawings will be used for: Client review and approval. Coordination of aluminium wall frame fabrication. General construction planning and project management. Drawing Requirements The drawings shall include: Floor Plans Overall vessel dimensions. Room layouts and indicative room sizes. Door locations and swing directions. Window locations and nominated window sizes. General furniture and fixture layout where required. Elevations Port, starboard, bow, and stern elevations. Roof profile and general roof arrangement. External appearance and proportions. Window and door placement. Framing Coordination Window openings sized to suit fabrication requirements. Wall framing based on 50 x 50 SHS aluminum construction. Coordination of window and door locations with aluminum frame fabrication. Deliverables PDF floor plans. PDF external elevations. Editable CAD files where available. Exclusions The following are not required unless specifically requested: Structural engineering. Detailed fabrication drawings. Compliance certification documentation. Looking for a qualified, VBA-registered Building Designer or Draftsperson to review and finalise a set of redrawn construction drawings for an active three-townhouse development in Merri-bek. CRITICAL NOTE: Both Planning & Building Permits are fully issued. We are NOT applying for new permits or making structural/design changes. This is strictly about ensuring execution-level clarity for construction based on the approved design. Project Scope & Background: • Approved permit drawings were redrawn by an overseas draftsperson to provide better dimensional clarity for the site team. No layout, footprints, or structural elements were altered. • We need a local Victorian professional to cross-check these redrawn files against the stamped council/surveyor plans to ensure absolute accuracy. • Both PDF and editable CAD (.dwg) formats will be provided, alongside the stamped permit sets. • Note: The overseas draftsperson is available to implement any corrections from your review. You won't need to spend hours fixing drafting errors; you can simply direct the required changes. Requirements: • Current registration with the VBA as a Building Practitioner (or ARBV Architect). • Experience with Victorian multi-unit/townhouse developments. • Sharp attention to detail to ensure zero deviation from approved permit parameters.
