Looking to fix hot water at my bathroom basin mixer that is unreliable. The tap was only fitted a bit over a year ago. Hot water only starts when the kitchen tap or shower tap is opened - cold water perfectly fine. When other hot taps are closed the basin tap gradually turns lukewarm and then cold. Shower and kitchen hot and cold water both work normally. Hot water is supplied by a Rinnai Infinity 20, with one controller. I have done the following: I removed and cleaned the mixer cartridge, with no improvement. The bathroom hot isolation valve shuts the flow off completely and restores it when reopened. The short flexi hose looks clear and unrestricted. Back-flushing through the tap made it worse, so I stopped. Happy for you to check the tap, plumbing and heater as needed. Please send quotes!
