Draft Indicative Plans & Rendered Mockups needed for balconies for a 3-Level Apartment Block: We’re looking for a designer/drafter to prepare indicative concept plans and rendered mockups for a small 3-level apartment block in Mosman. Project overview: • 3-unit residential building • 3 levels • No shared internal walls • Not heritage listed (residential zoning) • Proposed rear balcony and stair extension, replacing existing concrete stairs • Proposed balcony size: 1.8m deep x 2.4m wide (stacked vertically across 3 levels) Scope of work: • Draft indicative concept plans (concept only, not for DA or construction) • Elevations and/or 3D views to help visualise the extension • Rendered mockups to show materiality and overall look Design intent: • Balconies will stack vertically • Open to a steel structural solution to keep costs controlled • Materials should be cost-effective • Design should feel sympathetic to the building’s Art Deco character (clean, geometric, simple detailing rather than ornate features) • Concept should be realistic and mindful of likely council planning controls We can provide: • Photos • Basic measurements Communication: Happy to communicate via phone, email or text. Task Description: I am looking for a skilled architectural drafter or floor plan designer to modify an existing residential floor plan. The goal is to maximize efficiency, minimize wasted circulation space (hallways). Key Requirements: Layout: Increase the number of bedrooms, I'm planning to rent out the rooms (maintain at least ~9m², preferably layout sufficient for a queen, desk and standalone). Bathrooms: Provide 2 bathrooms (both with shower and toilet). The shared bathroom must have double sinks. Structural: Keep all existing exterior walls and entrance door locations exactly as they are. Plumbing Efficiency: Keep bathrooms as close to their original location as possible to minimize costs. Living/Dining: Create a combined open-plan space that remains accessible from all external doors. Privacy Feature: Extend the Master Bedroom wall slightly to create a "foyer" effect, preventing a direct line of sight from the front door into the main living area. - pls see my suggested images. Access: Every bedroom must have direct access to the living area without walking through another room. Compliance: Every room must have an external window. Happy to remove internal walls, minimal removal is preferred. Future development plans I would like to add another shared bathroom in the future to keep within the ratio of 2-3 bedrooms per bathroom. For plumbing Efficiency, where would you potentially add another in the future?
