A custom indoor corner guinea pig cage to fit a corner space, matching the Scandinavian corner design here as closely as possible: https://www.etsy.com/au/listing/4575005164/scandinavian-corner-guinea-pig-habitat I can supply the plans if needed. There is also a similar Etsy plan with a storage drawer, "Guinea Pig Cage Plans with Storage Drawer", which is closer to what I want underneath. Please follow the design, proportions and layout of the Etsy corner design as closely as possible, adapted to the dimensions below — do not just shrink the design, as that also shrinks floor area, ramp angle and cleaning access. Size and space • Corner cage, L-shaped to fit the corner: 100cm along one wall × 130cm along the other wall..Raised base with storage underneath • Raised 25cm off the ground, with a drawer / cupboard underneath for storage (shoe rack style) — not just open legs. • The drawer / cupboard unit must still allow easy cleaning underneath the cage. Waterproof lining. • Plexiglass front if possible (please quote with and without, or state if not offered). • Pet-safe materials only: untreated pine / spruce or plywood, with a non-toxic water-based finish. No treated pine. • Delivery and installation in the corner, or flat-pack — please state which you offer. What to include in your quote 1. Fixed price including materials, finish, and delivery / installation. 2. What timber and finish you will use. 3. How long the build will take. 4. Photos of similar small furniture / pet-enclosure work, if you have them.

I'm looking for an experienced timber floor sander to sand and refinish approximately 70 m² of existing timber flooring in an empty house in Belrose. Areas include the lounge, dining, kitchen, family room, entry and hallway (floor plan attached). I'd like a light, natural/raw timber look with an ultra-matte finish. I don't want a floor that will go orange or reddish over time or needs regular polishing or complicated maintenance. Preference for premium commercial-grade water-based polyurethane, such as Bona Traffic HD Raw or LOBA 2K InvisibleProtect, using the manufacturer's recommended coating system. I need the work completed before Saturday 21 November. Could you please advise your availability, the estimated cost, how many coats you'd recommend, and how long the floors need before furniture can be moved in? Estimated floor sanding area Area Dimensions Floor area Lounge 4.8 × 5.2 m 24.96 m² Dining 4.0 × 3.2 m 12.80 m² Family 4.0 × 3.6 m 14.40 m² Kitchen Estimated from plan 8–10 m² Entry and connecting hallway Estimated from plan 8 m² Total 70 m²

I’ve removed the old toilet and positioned the new one to confirm that the outflow and floor waste meet up. It’s not yet secured to the floor. This needs to be done by you. The cistern in flow does not align perfectly with the gap in the back of the cistern. Arox 1-20 mm out. Needs adjustment to length of on/off valve , or a flexible hose with on/off valve or worst case adjustment to pipe position. Or worst case small grind out to cistern.

I’d like a hinged trapdoor built into my existing deck in Elanora Heights, with a ladder or steep stair underneath so I can climb down to the space below. Opening approx [width] x [length] cm, positioned [where on the deck]. Drop from deck to ground is approx [height] m. The job: Cut the opening in the decking. If any joists or purlins need cutting, they must be properly trimmed with headers to maintain the deck’s structural capacity. Please explain your approach in your quote. Support all cut board ends with blocking and fit a frame/ledgers around the opening. Build a hinged lid from the cut-out boards, joined with cleats so it sits flush and doesn’t rock, with standard board gaps for drainage. Use heavy-duty exterior hinges (stainless or galvanised) and gas struts or a locking stay so the lid holds open securely. Fit a flush or recessed lift ring and a latch so it stays shut when closed. Supply and install a fixed ladder or ship’s ladder below, rated for outdoor use, secured top and bottom, with a handhold for getting in and out. The deck is framed with steel purlins and beams, not timber joists. Any framing changes must use steel brackets or suitable fasteners, and existing steel and its coating must not be cut or drilled without an engineered detail. Please only quote if you’re experienced with steel-framed decks. Licensed carpenter preferred. Please quote including materials and let me know if you’ve done similar work.

I have 3 rooms that will undergo plumbing renovations that might need council approval. Bathroom - take out the bath and replace it with a toilet. Relocate the vanity. Laundry - will be changed into another bathroom; add a shower, add a bath, and add a vanity Kitchen - previously unused wall will be turned into a scullery/laundry and will house the washing machine and laundry sink, needing water and drainage I need a package to submit to the council, so someone who has previously done this would be ideal. I imagine a brief description (which I can draft) and plans in the format the city would accept. This will be for submission to the City of Joondalup (WA). I will manage the renovation as an owner, but will engage a licensed plumber
