Hi, I'm after a drafter to measure up my place in Balmain and put together a proper existing-conditions CAD set. It's a 2-storey heritage terrace, around 133m2 internal area. Completley empty with no furniture. What I need: - Site visit to measure everything up (laser measure, probably 2 to 3 hours onsite) - Full CAD set of the existing building, scaled and dimensioned Drawings I'm after (PDF + DWG): - Site plan with boundaries, footprint, RoW, shed - Ground floor plan, fully dimensioned - First floor plan, fully dimensioned - Roof plan (Approx from done video) - 4 elevations (front, rear, both sides) - 2 sections (one long, one cross) (potentially more on request) Dimensions need to cover all walls, window and door openings, ceiling heights, stair, fireplaces, ridge and gutter heights on elevations. Timing is flexible on the site visit, preferably 4pm weekdays or on weekends.

I’m looking for an experienced draftsman to help create plans for a bathroom and laundry renovation in Wallsend, NSW. This is for an older style home and I already have a layout in mind along with inspiration images, so I’m mainly looking for someone to turn this into clear, buildable plans. The laundry is next to the bathroom and the common wall will need to be moved to gain more bathroom space. The laundry itself does not need to be detailed. Ideally the plans would include a scaled floor plan, plumbing layout (toilet, shower, vanity, laundry), electrical layout (lighting, switches, exhaust, GPOs) and some basic elevations or details for construction. I’m looking for someone with experience in residential renovations (bathroom/laundry preferred) who can also provide input and flag anything that may not work or meet requirements. Need to submit a BIC [Building Industry Certificate] to Council to get a small balcony extension approved. It's already been built without authorisation but I have to submit site plans & floor plans with measurements and dimensions to save it from being demolished. My artist mother created this balcony for a studio space for her art -she' s painted murals all over it. It's not big - roughly 2m x 2.7m at the end of the original balcony. The council development officer said I just need a draftperson or any skilled artisan to draw up the balcony - does NOT need to be an architect. I will need the finished drawings in a PDF file so I can upload the BIC application. You will need to visit the house and take pics and measurements to do your drawings - access isn't a problem.

Floor planner for a 5 bedroom home with great attention detail

We have an existing house extension that needs extensive remodelling to become a more liveable space. In order to work with our builder, we need plans. We have made our own floorplan sketch for the remodelled space. In brief, the kitchen (shown at right of photo, with tin roof) to be extended sideways into the enclosed verandah (at left of photo, with terracotta roof). Then, forming an L shaped room enclosing a new deck for an indoor/outdoor room (will replace some or all of the enclosed veranda at left). Before drafting, we need a review of feasibility and cost of our renovation plans, to determine how much of the enclosed veranda should be kept (if any), or whether the design should be revised. The chosen tasker will need to attend to take measurements.
