Introduction We require a quote for landscape architectural services for a small project we are undertaking, whereby we are converting two existing commercial suites (of about 80sqm each) into two, 2 bedroom apartments, within a strata complex. The commercial suits are both located on the ground floor, within a three storey residential flat building and any changes to the exterior of the building must be consistent with the current design of the building. Prior to converting the suites into residential units, we are required to obtain the Body Corporate’s consent for the change of use, and consent for any changes to the external building. At a recent meeting we had with the Strata Committee, we presented the committee with preliminary sketched concepts that were well received by the committee. An architect has been engaged to prepare the architectural plans for the conversion. We would like to engage a Landscape Architect to further develop the plans to be presented to the committee and prepare landscape design for the external courtyards and balconies. Changes we have introduced to the external building include; - A masonry wall (diving wall) to the front façade, to create an enclosed court yard to unit 1. - An extension of a planter box to the rear of the building (of unit 2) that will be positioned above the existing stairs, and a continuation of the current wall (under the ramp) to remove the stairs. - A diving fence to the rear of the building, to create an enclosed courtyard for unit 2, and a common walk way to allow residents rear access into their respective units Our Architectural Engineer, will provide dimensional plans and elevations that will demonstrate the new proposed designs to the external areas of the suites, no later than the 21st of February, 2017 Scope: 1. Meet Client to discuss design and check measure on site 2. Review our proposed new external design and provide suggestions of how external areas can be further improved, including the use of planting/soft landscape design 3. Present review to client and discuss options in order to finalise the design 4. Produce landscape design in either digital rendering or freehand for presentation to the Strata Committee in March (presentation to be delivered by the owners) 5. Make any final adjustments after the presentation, and produce final landscape design 6. Document final landscape plan and specifications for construction Point 1 – 4 will require completion no later than the 23rd of February, 2017. Point 5 – 6 will require completion after the Strata Committee Meeting (exact date to be confirmed) no later than the 31st of March 2017. A Body Corporate Annual General Meeting (AGM) will be held in April whereby we will be requesting consent for the change of use to the apartments, and consent to undertake all of the works for the conversion. The dates nominated above critical to the successful delivery of this brief. If you are able to undertake this brief and deliver in accordance with the due dates then we would love to hear from you.
