We have an existing property, I want drafting service to draw an architectural document which be acceptabele by Willoughby council. I want to have the project in 3 phases: Phase 1: turning an existing garage under the property into a bedroom and creating a double-carport in front of the new bedroom. Phase 2: extending the balcony for around 1 meter and creating a new bedroom under the balcony. Phase 3: installing an above-ground pool in front of the balcony and the new bedroom in phase 2. I've attached the new design to this request, along with the existing survey. I recently completed an internal renovation as an owner-builder through CDC, but this one needs to go through DA due to the property's location and its proximity to a fire zone.

Need to submit a BIC [Building Industry Certificate] to Council to get a small balcony extension approved. It's already been built without authorisation but I have to submit site plans & floor plans with measurements and dimensions to save it from being demolished. My artist mother created this balcony for a studio space for her art -she' s painted murals all over it. It's not big - roughly 2m x 2.7m at the end of the original balcony. The council development officer said I just need a draftperson or any skilled artisan to draw up the balcony - does NOT need to be an architect. I will need the finished drawings in a PDF file so I can upload the BIC application. You will need to visit the house and take pics and measurements to do your drawings - access isn't a problem.
