​Task Description: I am looking for a skilled architectural drafter or floor plan designer to modify an existing residential floor plan. The goal is to maximize efficiency, minimize wasted circulation space (hallways). ​Key Requirements: ​Layout: Increase the number of bedrooms, I'm planning to rent out the rooms (maintain at least ~9m², preferably layout sufficient for a queen, desk and standalone). ​Bathrooms: Provide 2 bathrooms (both with shower and toilet). The shared bathroom must have double sinks. ​Structural: Keep all existing exterior walls and entrance door locations exactly as they are. ​Plumbing Efficiency: Keep bathrooms as close to their original location as possible to minimize costs. ​Living/Dining: Create a combined open-plan space that remains accessible from all external doors. ​Privacy Feature: Extend the Master Bedroom wall slightly to create a "foyer" effect, preventing a direct line of sight from the front door into the main living area. - pls see my suggested images. ​Access: Every bedroom must have direct access to the living area without walking through another room. ​Compliance: Every room must have an external window. Happy to remove internal walls, minimal removal is preferred. Future development plans I would like to add another shared bathroom in the future to keep within the ratio of 2-3 bedrooms per bathroom.
