Looking for a reliable gardener/property maintenance person to work one full day (8 hours) once per month. There is always plenty to do, so the role requires someone who is hard-working, efficient, and experienced with general outdoor maintenance. Tasks include: • Whipper snipping where mowers cannot access, including around fences, edges, and trees • Mowing lawn areas – sticks and branches often fall, so these must be collected first before mowing • Collecting sticks and branches, cutting suitable pieces into kindling for firewood, and stacking neatly • Trimming reachable trees • Clearing and maintaining the driveway (~500m) including blowing out spoon drains and removing sticks/debris • General garden and outdoor tidy-up as required Important This is a full 8-hour day each month, as there is always ongoing outdoor maintenance to complete. Both houses were constructed around 2007 by the same developer, Cairns Land Development Pty Ltd, and the natural topography of the area includes a hillside slope along the boundary between the two properties. In recent times, the owner of 10 Hamelin Street has raised concerns regarding soil erosion and land instability along the boundary, alleging that the owner of 8 Hamelin Street is responsible for addressing the issue and should construct a retaining wall on the lower property. The owner of 8 Hamelin Street disputes this claim, noting that the slope appears to have existed since the original development and that no excavation, cutting, filling, or structural alterations have been carried out on their property that could have caused or contributed to the erosion. I need legal advice on this Observations indicate that erosion and soil subsidence, including the formation of sinkholes, are occurring within the land of 10 Hamelin Street, suggesting that the soil instability originates from the higher property rather than from the lower property. The natural flow of rainwater runoff and soil pressure from the higher elevation property also moves downhill toward the lower property, which is consistent with the natural slope of the land.
