No drilling, no touching, no pressure on the popcorn ceiling — may contain asbestos, must not be damaged. 2. No drilling, no nailing, no fixing into floor tiles to avoid any damage. 3. I need grout restoration done in 2 small bathrooms. Each bathroom is about 2m x 2m, so about 4m² per bathroom / 8m² total floor area. The affected grout is mainly on the dark floor tiles and the lower wall edge, about 50mm / 2 inches up the wall. The lighter wall tiles do not need work. The issue is mostly discoloured cement grout. About 50% of the grout is visibly affected/dirty. I have already tried bleach, enzyme cleaner and a drill brush. These improved it slightly, but the grout is still not clean/even enough. It looks like skin oil, foot dirt and grime are stuck in the grain of the grout. There are no cracked or missing tiles. Bathroom 1: grout appears intact and mainly needs cleaning/restoration. Bathroom 2: some grout lines have channels/cavities/low spots, roughly up to half the depth of the grout joint in places, so these may need minor filling before finishing. Preferred scope is: professionally clean the affected grout, do minor grout filling where needed, then apply a white grout colour seal / grout stain / grout paint so the grout is cleaner, lighter and more even. Please bring all tools and materials. I am open to advice if you inspect it and think a different process is better. Please include in your reply: Whether $750 covers labour and materials for clean + minor fill + white grout colour seal. What product/process you would use. How long it will take and when the bathrooms can be used again. Whether you recommend clean only, colour sealing, or regrouting. Your extra price to remove old silicone and replace with neat white bathroom-grade silicone around shower screens/perimeters if needed. Whether you have done grout colour sealing or regrouting before, and any warranty/guarantee. Photos attached. Happy to answer questions so you can quote accurately.
