I am seeking an experienced Building Designer to prepare and sign architectural plans for a small commercial Change of Use CDC project in Five Dock. The premises is approximately 27.5 m² and will be used as a dog grooming studio with a simple internal fit-out and no major structural alterations. I have already engaged Beyond Certification as the private certifier. Beyond has confirmed that: The plans can be prepared and signed by a Building Designer An NSW registered architect is not required For the first review, they require the architectural plans and proposed fire safety measures Required scope: Professional on-site measure in Five Dock Existing and proposed architectural plans Proposed fire safety measures for the preliminary certifier review Dog baths, sinks, plumbing fixtures and hair-trap locations Preparation and signing of the plans as the Building Designer PDF and DWG files Minor amendments requested following Beyond Certification’s initial review The building already has an Annual Fire Safety Statement and Fire Safety Schedule, which will be provided. I also have an existing floor plan, proposed layout sketch, previous approval documents, photos, video and the certifier’s CDC Checklist. Timeframe: Initial drawing package required within 1–2 weeks. Please confirm: Your Building Designer qualifications and NSW commercial CDC experience Your earliest availability for the site measure Your fixed fee The number of minor certifier revisions included This is an urgent project, and I am ready to assign the right person immediately.

We are looking for an experienced retail fitout designer/draftsperson to prepare 3D modelling and approval documentation for a 70 m² takeaway and dine-in food shop at Dandenong Market, Victoria. Important: We already have the floor plan and layout. We are not looking for a new design from scratch. We require someone to develop our existing plans into professional documentation suitable for approvals and construction. Deliverable 1 — Shed floor plan (site measure) Measure and draw the empty shed as a scaled 2D floor plan. • Scale 1:100, supplied as editable CAD (DWG) plus PDF • Include: external and internal walls, structural columns (with grid spacing), all roller doors and personnel doors (with widths), office/amenities areas • Clear ceiling height, and any variations across the building • Floor levels, falls, drainage points, existing floor penetrations • Existing electrical switchboards/distribution boards (location marked) • Existing compressed-air points and any service risers • Overall internal dimensions clearly annotated Deliverable 2 — Machine survey (up to 25 machines) Measure each machine and draw it as a separate scaled 2D footprint block. • Scale 1:50, editable CAD (DWG) plus PDF, each machine on its own layer/block so it can be moved in a layout • For each machine capture and annotate: • Overall footprint length × width, and overall height • Conveyor / working height • Control-panel side (mark clearly which side) • Infeed and outfeed ends (mark direction of product flow) • Minimum service/access clearance envelope • Extraction connection points and compressed-air/power connection points • I have OEM drawings for most machines — you will be verifying and updating dimensions, not measuring every machine cold. Requirements: must be supplied in editable DWG (AutoCAD or compatible), drawn accurately to scale, not a freehand sketch. Weekend attendance suits me.
