I’m planning a knockdown rebuild in Mill Park on an irregular 621m² block. I have shortlisted few 45–50sq designs from volume builders and need an experienced independent building designer/architect to review them. I need advice on the best plan for my block, house positioning/orientation, natural light, open-plan living, void design, windows/glazing, room layout and worthwhile modifications before selecting a builder. I’m not looking for a new design from scratch, just experienced independent advice to help me make the right decisions and get maximum value from the build. I need an experienced CAD Draftsman or Architectural Technician to convert, scale, and combine existing site layouts into a clean, professional, submission-ready proposed industrial site plan. You will be taking raw geometry from two historical site plans and applying a new, proposed cold-chain warehouse layout based on a conceptual mockup I provide. Scope of Work:Trace & Combine: Digitally trace two (2) old existing site plans to establish an accurate baseline of the combined property boundaries (Lots 402 & 403), adjacent roads, and existing site features.Apply Proposed Layout to Correct Scale: Recreate a conceptual site plan for a cold-chain industrial facility on the newly combined site. The layout involves a 3-compartment warehouse (Freezer, Chiller, Dry Storage), a 2-story office block with an upper-floor cantilever, parking, and a heavy vehicle hardstand corridor.Fix Scale & Proportions: The conceptual mockup has visual scaling discrepancies (the X and Y axes are distorted). You must draft the facility strictly using the stated metric dimensions (e.g., warehouse compartments at exactly 52,910mm x 50,000mm) ensuring a perfectly uniform 1:1 aspect ratio. Make 1st floor office cantilever out 1500mm both on side and fornt of warehouse where it is located -currently its shown boxed inside, adjsu carparks and basic Disabled parks shown near office-site plan is a basis of concpet. Use my logo and information to fill information bar once completed,allow for a draft check and alteration. We are looking for someone experienced in commercial/shop fit-outs to help us plan a new barbershop in the Inner West, Sydney. We need someone to come in person to do the measurements prior and the rest is all remote. The shop is currently an empty, open post-construction space with no existing fit-out. We can organise a site visit for you to inspect the space and take accurate measurements before preparing the plans. WHAT WE NEED: • Full site measure and accurate floor plan • Proposed layout for 4 barber chairs and mirrors, including advice on individual vs double-sided mirror stations • Best layout for reception desk, customer lounge/waiting area, TV and storage • Plan for a small enclosed back room, including Gyprock/internal walls and door • Advice on Inner West Council/approval requirements for adding the back room and completing the fit-out • Electrical planning, including powerpoints for barber stations, reception, TV and equipment • Lighting recommendations and positioning throughout the shop • Advice on adding air-conditioning and the best location/system • Recommendations on any other practical requirements we may be missing for a functional barbershop We would also like a visual concept/3D render if possible so we can see what the completed space could look like. Our aim is a clean, polished industrial-style barbershop while keeping the fit-out practical and cost-effective. We already have the original real estate floor plan, rough measurements, photos of the premises and inspiration/reference images, which we can provide. Ideally, we are looking for someone with experience in commercial fit-outs, barbershops, salons or similar spaces who can also provide an approximate cost/quote for completing the proposed fit-out. I am looking for an Australian-accredited and registered architect and that the architect must be able to work with 2024 REVIT files. I already have the REVIT files available and would like the architect to use these as the basis for the work, which may help reduce the amount of work required and the overall cost. JPEG files are provided to enable the Tasker to understand the scope of the job. Draft Design Verification Statement will be provided in Word format. Draft Vaste Management Plan will be provided in PDF format. In case that the architect can not use the REVIT files, the job will be cancelled by both parties. The Tasker should confirm that the architect have the relevant qualifications, registration and experience for the work. The Tasker will make the documents CDC compliant as per the requests of the private certifier. Finalise Architectural plans demonstrating compliance with the SEPP and EP&A Regulation’s. The architect will Finalise the Design Verification Statement by the Architect that is accredited by the BDAA.
