Hi, I’m building a new house. Rectangle shaped. With full wraparound verandah. The house slab will be poured. And then verandah slab. The engineer has specified foam between the two slabs. The verandah will be tiled after slab poured. I also plan to use James Hardie Edge trim and the bottom of this will be 5-10mm from tiles surface. So hence, lots of potential for concealed termite entry. The house will be timber frame, with 35mm cavity and then classed with James Hardie oblique cladding. So given this. I need to ensure any termite system is effective. It’s on proper farm land with nearby trees. I can consider reticulated system. Physical termite barrier. Naturally all services entries will be protected. It’s more the house edge that I’m concerned about finding a solution for. I’m owner building/project managing build.

**MUST BE ABLE TO CERTIFY** Residential Home Plans provided. Soil report provided. - Barndominium style build - Portal frame (not after traditional style framing ie studwalls) - UB or UC portal frame - Frame & Girt, No interior plaster etc It's is an open. Space underneath but open to some support if cost difference significant. - Clad with bondor panel on exterior and bondor roofing panel - Recommendations of flooring substrate - Interior walls likely also bondor panel. - Soil Report (class P site) Drafts and sketches must be provided along the way so I can see the progress. Plans NEED to be certified & signed off By a qualified engineering for submission. Please DO NOT offer for this task if you are UNABLE to do so. Plans must be given back to me in proper format. FEE: $750-$1250 Airtasker fee, if I’m happy with the plans and they are properly certified - Depending on the quality TIME FRAME - MUST be completed on or before Wed/Thurs 19th/20th November.

I had to remove my bathroom in an older apartment block. The previous studs 60 x 35mm were smaller than currently available and yet we need to replace it with the same size or smaller so that we don't lose space in the bathroom. We are happy to brace the smaller studs with metal reinforcement plates if necessary to help support the weight, but do not want to use full metal studs. We need someone who can think outside the box and provide us with a building plan that can be given to the engineer to be signed off on. They are particularly concerned with weight, so we need someone who can help us get all the details correct on the plan itself.
