As attched, I have checked the photo 2 years ago when they do the building inspection and compared with photo yesterday. Seem the pipe is not just disconnected but the bottom part sink into ground about 30cm, which indicates the connection to property drainage system is broken, only reconnect the downpipe doesn't really fix the problem, please check the drainage condition and bring quotes for the repair.

Seeking an independent building consultant to carry out an internal floor level survey and prepare a written expert report on a newly completed granny flat. Property: single-storey granny flat, concrete waffle-pod slab, completed June 2026. Floor finish is 6.5mm hybrid floorboards with tiles to wet areas. Issue: the floors are out of level, most noticeably through the kitchen and adjoining living area. Furniture does not sit flat. The builder asserts the floor is within tolerance but has not provided any measurements or methodology despite repeated written requests. There is an unresolved dispute and I expect this will proceed to NCAT. SCOPE OF WORK: • Laser level survey of all internal rooms and the full internal footprint (57sqm), with readings at 2 metre intervals, presented on a marked-up floor plan • Assessment against the NSW Guide to Standards and Tolerances 2017, clause 2.8 (Levelness of concrete floors) • Determination of the cause of any deviation – slab/footings versus floor covering installation. Documented piering and slab compliance issues occurred during construction; I will provide the correspondence, structural drawings and engineer's certificates in advance • Scope of works and costing for rectification • Written report prepared to comply with NCAT Procedural Direction 3 and the expert witness code of conduct WHEN OFFERING, PLEASE CONFIRM: • Your qualifications and registrations • Your experience preparing expert reports for NCAT home building matters • Your familiarity with NCAT Procedural Direction 3 • Level survey equipment to be used • Turnaround time from inspection to final report • Whether the offer includes the written report
