I’m seeking an experienced Building Designer to assist with the design and preparation of council and building permit drawings for an addition to an existing residential dwelling in Western Australia. Scope of works: • Review of existing house plans provided in PDF • Concept design for proposed addition • R-Code compliant site plan and layout • Floor plans, elevations & sections • External materials schedule • Full documentation set for Building Permit submission • NCC compliance coordination The project involves an extension to the existing dwelling (details to be provided upon engagement). The design must integrate with the current structure and comply with WA R-Codes and NCC requirements. We are an engineering consultancy and will provide structural certification separately. Scope includes: • Concept design development • R-Code compliant site layout • Floor plan, elevations & sections • Window/door schedules • plumbing and electrical layouts • Site plan for planning approval (if required) • Preparation of drawings suitable for Building Permit submission • Coordination requirements for NCC compliance The structure will be a converted shipping container used as a habitable granny flat, so experience with container-based designs and WA planning requirements is preferred. We are an engineering consultant and can provide structural certification separately, but I need a designer to handle the architectural layout, compliance documentation, and council-ready drawings. I have drawn a house floor plan for a residential property I am planning to build. I am looking for a registered and licensed drafts person or building designer. This tasks has 2 parts, but to be successful allocated to part 2, successful completion of part 1 is mandatory. Part 1, using my concept idea, I need this to be turned into concept plan that can be used for building cost estimation. Part 2: Draw full building plans for submission to LMCC NSW for approval to go ahead with the construction. To be successful for both part 1 and part 2, you must be a qualified drafts person/building designer. You demonstrate in the part 1 concept drawing understanding and compliance with the LMCC building regulation codes and house requirements. Key attributes for consideration: Efficiency, Communication, Transparency, flexibility and be comfortable with custom home designs. Please note, you must also be comfortable with showing your past work when requested, to properly evaluate your suitability for the task.
