I am seeking an experienced Queensland architect, building designer or draftsperson to review and amend renovation plans for an 1880s workers cottage in Spring Hill, Brisbane. The plans were prepared by an overseas freelancer and include renovations and extensions. Before proceeding, I need a local professional to review the drawings, identify any issues, and make any necessary amendments to ensure they are suitable for approvals and builder pricing. Scope: • Review plans for accuracy, completeness and compliance with Queensland and Brisbane City Council requirements. • Identify any missing details, inconsistencies or potential issues. • Amend and improve the plans where required. • Advise if any additional drawings, reports or consultant input may be required. • Ensure the plans are suitable for obtaining builder quotes and progressing through the approval process. Files available: • Full PDF drawing set. • DWG/CAD files (quality unknown and may require cleanup). Property: • 1880s character cottage. • Spring Hill, QLD. • Renovation and extension project. Need drawings for a renovation for a house we just purchased - must be a registered Architect as we will need to submit drawings for Building Permit and planning approval down the track. We will be completing a renovation within the exisiting home, with the hope to extend within the next 12 months. I am looking for an experienced building designer, draftsperson or architect to review my existing floor plan and provide revised layout options and recommendations. Photo of floor plan attached Upper Level * Review the possibility of removing the dining room. * Use the space to: * Create a walk-in pantry. * Extend the ensuite. * Add walk in robe. * Provide an alternative access point to the kitchen if the dining room is removed. * Redesign the kitchen (currently U-shaped) to include an island bench if possible. * Consider removing or repurposing the existing pantry. * Remodel the guest bathroom to improve functionality and reduce wasted space. Lower Level * Review combining the downstairs bedroom and toilet to create a master-style bedroom with an ensuite (shower, vanity and toilet). * Remodel the downstairs kitchen. I plan to replace an existing window with a sliding door, so the new design should accommodate this change. * Redesign the laundry to include: * A separate washroom/utility room with a door. * Trough/sink. * Washer and dryer space. * Ample storage. Additional Requirements * Provide recommendations to improve functionality, storage, natural light and overall flow. * Recommend any windows that should be added, enlarged, relocated or removed. * Advise on any other renovation opportunities that may improve the home. **Update: 23/6: On hold - discussing extension area with our drafter now. 22/6: We've decided to retain the laundry, WC, bathroom, ensuite and kitchen in their existing locations to keep cost down. Still in the design phase, and no engineering drawings have been prepared yet. Currently at the floor plan and internal elevation stage. We are currently planning a home extension for our home in Parkwood and have already engaged a drafter to prepare the architectural drawings. Before finalising the plans for council submission, we are looking to engage an experienced interior designer/spatial planner to provide an independent review of the layout from a space planning and functionality perspective. Our main concern is the master bedroom. We feel the current layout of the master bedroom, walk-in robe and ensuite could be significantly improved in terms of flow, circulation and overall functionality. We would love a fresh perspective on how this space could be better configured. In addition, we are also interested in having the overall house layout reviewed to identify any opportunities to improve room relationships, circulation, storage and general liveability before the plans are finalised. Specifically, we'd like to: 1) Have a standalone floor plan review or space planning consultations for clients who already have architectural drawings. 2) Happy to collaborate with our existing drafter by providing concept layouts and recommendations for them to incorporate into the final drawings. 3) Provide an indication of your fees for: - a review and redesign of the master suite only; and - a whole-house floor plan review. 4) What deliverables are typically included (for example, revised 2D layouts, annotated plans or consultation sessions)? 5) What is your current availability and typical turnaround time?
