High-Level Cost Plan / Elemental Estimate – Two Storey House (Baulkham Hills) I’m looking for an experienced estimator / quantity surveyor to prepare a high-level cost plan (elemental budget estimate) for a new two storey house in Baulkham Hills, NSW. This is not a full Bill of Quantities—I’m after a practical early-stage estimate to understand likely build costs before finalising plans and submitting to Council. I am currently building a home in Melbourne and need a professional to manage a minor "Amendment to Approved Plans" with the developer’s design panel. The goal is simple: I need to update the approved fencing plan to include a fence extension and some architectural decorative panels for the side alfresco area. What needs to be done: Minor Drawing Update: Redraw and update the existing site plan/elevations to show the new location of the side fence and the addition of decorative privacy panels. Developer Liaison: Submit the amendment request to the developer (RDAP) and act as the point of contact. Approval Management: Handle any request for Information or amendments the developer might ask for to ensure the plan remains compliant with estate guidelines. Successful Completion: This task is considered complete once we receive the written approval/stamped plans from the developer for the modified design.

Bushcare Services has a commercial facility in Bethania, Logan City Council. We are expanding our staff numbers and have a need to create a functional office space for our management staff. We are seeking the services of a design company to assist us with the following: Site visit and initial context discussion Design of open office space open office space (148m2) and functional staff ablution and locker area (60m2) Design open office space layout for 5 desk areas for full time staff 3 x operations manager 1 x human resource manager 1 x general manager 2 hot desk area for part time staff Associated flow of people through the space Appendix 1 shows the current layout The blue overlay is where we can stretch the current open office to Or alternatively include the boardroom area as well with alternative Expansion of staff ablution facilities, with locker room layout Appendix 1 - The orange and purple overlay indicate area available for 2 extra toilets and 50 lockers There is also a possibility to expand and re-configure workshop office spaces and move two-stroke machine area, to enable redirecting flow of people outside of workshop area Appendix 2 & 3 shows sample designs to give an indication of what we have discussed so far and will be discussed during the site visit.

I bought a house off-market before they organised the online sales listing. Due to this, I did not receive a simplified house floor plan with measurements of the rooms and walls internally. I would like to send through the architectural drawings of the house and have it converted to a simplified house floor plan, just like what they use for online real estate listings, that shows metre measurements inside each room along with diagram inclusions of all the key features (e.g. kitchen, doors, bathrooms etc)
