I'm seeking an experienced draftsperson or building designer to update existing architectural drawings for two apartments in a residential complex in Brisbane. The work involves preparing revised plans to accurately show existing works for a DA. Scope Review existing architectural plans (provided). Conduct a site inspection if required. Prepare updated architectural drawings showing the existing plan. Produce plans, elevations and any other drawings typically required for a DA Provide drawings in PDF format (DWG if available). Notes Existing plans will be provided, so this is primarily an update/redrafting exercise rather than a new design. The drawings will be used by our town planner as part of a DA. No engineering, certification or town planning services are required. Please advise examples of similar residential drafting work and your estimated turnaround time.

I am looking for an experienced building designer, architect or draftsperson (preferably with QLD/BCC experience) to amend an existing set of DWG and PDF plans. The plans are around 95% complete but require refinement before builder pricing and Brisbane City Council DA/BA submission. Scope includes: - Review the entire DWG/PDF set and ensure it is suitable for builder quoting and DA/BA submission, identifying any drafting inconsistencies or omissions. - Replace the proposed pitched rear roof with a usable rooftop entertaining area. - Extend the internal staircase to provide rooftop access. - Add a small cantilevered roof, kitchenette and seating area to the rooftop. - Prepare additional plans showing neighbouring window locations (I have these already sketched) to demonstrate privacy compliance. - Add additional notes/labels (e.g. opaque glazing, privacy screening, etc.). - Amend the existing survey/site plan to accurately reflect the current dwelling (existing balcony is incorrect). - Improve the front-page 3D renders so they are more realistic and accurately show the dwelling's position on the block, driveway and pathways. - Correct the demolition plans to accurately show what is and isn't being demolished. - Modify the kitchen layout by relocating the fridge into the walk-in pantry. - Check all legends, stair calculations/counts and overall drawing consistency. Deliverables: - Updated DWG files. - Updated PDF plans. - Additional DA drawings as required. - Revised high-quality 3D renders. Please only apply if you have experience preparing Australian residential plans and are familiar with Queensland/BCC requirements. I am looking for someone who will review the plans thoroughly and identify any issues, not simply make the requested amendments. There is likely to be ongoing work throughout this project.

I need an interior designer to design my living room. Currently, there is only a white marble countertop for the kitchen. There is no other furnitures as i am moving in unfurnished and the furnitures in the pictures are just from the showroom. I am looking for a mid century design that could fit some of the trendy decors/lounge chairs. Also need advice on tv counter top, sofa, dining table, and other furnitures for living room. Preferably if you could 3d model the room and furnitures, so i could see how it would look like and how everything comes together.

I have new lounges and need help picking a rug. I don’t want to change any of the large furniture but I want to elevate the space. Keeping in mind I have a baby so I don’t want knick knacks and hazards but I hate how flat it all looks currently and i think its because of the rug. I love the modern moody chocolate deep brown trends happening now but unsure it would suit my space and existing pieces. Please give me your honest opinion on rug choices, examples online and any other advice about my living dining area. Fyi the lounges are the Aretha fabric from Amart in Oyster. Also, I currently don’t have a coffee table so open to suggestions for that, needs to be baby friendly. If you can mock it up, even better.

The drawings have already been completed, but some parts need to be changed based on the actual equipment, drainage requirements and wastewater treatment requirements. The project involves wastewater/trade waste, and the amended drawings may need to be submitted to the relevant trade waste / wastewater treatment department for approval. Looking for an experienced building designer / draftsman to advise and prepare concept plans for a possible granny flat, extension, or ancillary living space on a rural property at Aratula QLD, Scenic Rim Council area. The goal is a basic, good-value family living space with privacy and separation from the existing Dixon home, without overcapitalising or triggering unnecessary DA/council complications if avoidable. We are considering: * granny-flat-style detached option; * renovation or extension to the existing house; * attached or breezeway-connected option; * suitable off-the-shelf plans if they can be adapted. Preferred requirements: * two bedrooms, same/similar size, each suitable for a queen bed; * one bathroom with bathtub; * open living/kitchen/dining area; * good living space for modern use, including gaming/TV; * open feel but with ability for some privacy/time out; * simple practical finishes, not luxury. Need guidance on: * best approval pathway under Scenic Rim Council rules; * avoiding a “second dwelling” issue if that triggers DA; * whether 60 m² applies and what is included in that size; * whether verandah/carport count; * septic, water, stormwater, power and access considerations; * concept drawings and likely next steps for building approval. Builder has suggested possible cost range of $150k–$250k and may be available around September/October, so we are looking to move the design pathway forward.
