I’m looking for a licensed and suitably qualified QLD draftsperson/building designer to complete a minor amendment to an existing residential renovation plan set. The project involves converting an existing garage into a habitable space, consisting of a bedroom, walk-in robe and ensuite. The current approved/proposed plans show the existing garage floor being raised with a concrete top-up slab to match the main house floor level. We now need this revised to show a raised timber subfloor arrangement instead. I can provide the full current plan set in PDF format only. I do not have the original CAD files. Scope required: Review the existing PDF plan set Amend the relevant plan/detail/section only Change the garage floor construction from concrete top-up slab to raised timber subfloor construction Show the existing garage slab level and proposed finished floor level matching the main house floor level Show the raised timber subfloor arrangement indicatively, with enough dimensions/detail for the timber supplier to complete their timber layout and member sizing Provide revised PDF plan sheets suitable for builder/certifier review and for timber supplier to be able to accurately size timber members so they comply with relevant standards. Important: The draftsperson does not need to nominate every bearer, joist, spacing, fixing or timber member size The timber supplier will provide the final timber layout, sizing and supporting documentation This is not a full redesign of the house This is a targeted amendment to one aspect of the proposed plans Must be comfortable working from PDF plans only Must be licensed/qualified for QLD residential drafting/building design work Please include in your offer: Your relevant licence/qualification details Experience with QLD residential renovation/garage conversion plans Confirmation that you can work from PDF plans only Estimated turnaround time What other information you need from me to complete the amendment

I'm renovating a house, and I'm close to handing the interior design and joinery drawings to a builder. Before I do, I want an experienced building or interior designer to review them and help make the design better. What matters most to me is the quality of the design itself: smarter choices, more practical decisions, and joinery and spaces that are a pleasure to live with. I'd like you to look at every detail and ask whether it is the nicest, most practical and most useful way to do it, and whether there is a better one. There are 30 sheets, which I'll send as a PDF. The review can be done remotely. I'd like you to go through each one and tell me: - where the design could be nicer or smarter, and how; - where it could work better for the people using it, such as reach, heights, clearances, flow and storage; - where the joinery could be detailed in a better or more cost-effective way without losing the look; - where dimensions are wrong, missing or do not add up, or where measurements conflict between the plan, elevation and section; - where the joinery will not build cleanly, such as clashes, awkward gaps, or doors and drawers that catch on each other; - where a specification is missing in a way that would leave a builder or cabinetmaker guessing. The joinery, elevations and stairs are all in scope, including the kitchen, pantry, servery, wardrobes, vanities, laundry, media unit, linen and entry storage. I'm not looking for help with tile or finish selection, colours or materials. I'd like your comments marked up on the drawings, along with a written list where each point is tied to the drawing it refers to.

I’m looking for a graduate residential draftsperson, graduate building designer, or emerging designer to help develop concept plans for compact residential projects in South Australia. This is NOT an architect role. Applicants must have completed, at minimum: - Certificate IV in Residential Drafting or equivalent residential drafting/building design qualification.
