# Draftsperson / Landscape / Building Designer Required – The Hills Shire Council ## Project Overview * Existing residential property Kellyville, NSW. * Existing two-storey dwelling on a 640m² block. * Site falls approximately 1.5m from front to rear. * Existing retaining walls on site. * Swimming pool DA currently under assessment by The Hills Shire Council. ## Project Objective Seeking an experienced Draftsperson, Landscape Designer or Building Designer to prepare concept designs and DA-ready documentation for: * Creation of a level and usable front yard (approx. 30m²) and backyard area (approx. 200m²). * Retaining walls, earthworks and site regrading. * Stormwater, drainage and rain garden design. * Landscaping, external works and outdoor entertaining areas. * Integration with the proposed swimming pool area. ## Deliverables * Site assessment and design options. * Preferred concept design. * Minimum four design revisions. ### Development Application (DA) * Existing and Proposed Site Plans. * Existing and Proposed Levels Plan. * Cut and Fill Plan. * Retaining Wall Layout Plan. * Site Sections showing existing and proposed levels. * Stormwater / Drainage Concept Plan. * Rain Garden Layout Plan. * Landscape Plan and External Works Plan. * Elevations and Sections (if required). * SEE and WMP. * Complete DA-ready PDF package for lodgement. ### Construction Certificate (CC) * Detailed drawings and construction details. * Coordination with structural, civil and stormwater engineers. * Certifier-ready documentation. ## Information Available * Existing survey. * Approved dwelling and landscaping plans. * Pool DA plans and supporting documentation. * Site photographs. ## Please Provide * Relevant experience. * Similar projects completed within The Hills Shire Council area. * Fixed fee proposal for Concept Design, DA and CC stages. * Estimated timeframe. * Number of revisions included.

Looking for a qualified, VBA-registered Building Designer or Draftsperson to review and finalise a set of redrawn construction drawings for an active three-townhouse development in Merri-bek. CRITICAL NOTE: Both Planning & Building Permits are fully issued. We are NOT applying for new permits or making structural/design changes. This is strictly about ensuring execution-level clarity for construction based on the approved design. Project Scope & Background: • Approved permit drawings were redrawn by an overseas draftsperson to provide better dimensional clarity for the site team. No layout, footprints, or structural elements were altered. • We need a local Victorian professional to cross-check these redrawn files against the stamped council/surveyor plans to ensure absolute accuracy. • Both PDF and editable CAD (.dwg) formats will be provided, alongside the stamped permit sets. • Note: The overseas draftsperson is available to implement any corrections from your review. You won't need to spend hours fixing drafting errors; you can simply direct the required changes. Requirements: • Current registration with the VBA as a Building Practitioner (or ARBV Architect). • Experience with Victorian multi-unit/townhouse developments. • Sharp attention to detail to ensure zero deviation from approved permit parameters. Deliverables: 1. Cross-check redrawn CAD/PDFs against issued permit drawings. 2. Identify/fix notation discrepancies or minor dimensional errors. 3.
