Looking for an experienced carpenter/builder to convert an existing open-plan study into an enclosed bedroom by constructing a new internal wall with a bedroom door. The opening is approximately 3 metres wide. Photos attached show the existing space and proposed wall position marked in purple. Scope of Work: 1. Timber framing: Supply and install timber stud framing from floor to ceiling (approximately 3m wide), including framing for a standard internal bedroom door. 2. Sound insulation: Supply and install acoustic insulation batts within the wall to minimise noise transfer between the bedroom and hallway. 3. Plasterboard: Supply and install plasterboard on both sides of the wall, including taping, joint setting, sanding and finishing ready for painting. 4. Bedroom door: Supply and hang a standard internal hinged door matching the existing bedroom doors, including hinges and door stops. 5. Door jamb and architraves: Supply and install door jamb and architraves matching the existing bedrooms. 6. Door handle: Fit my existing passage-style door handle (supplied by me). No lock required. 7. Skirting boards: Supply and install matching skirting boards on both sides of the new wall. 8. Finishing: Ensure the new wall integrates neatly with the existing ceiling, adjoining walls and flooring. Remove construction waste and leave the area tidy. Additional Information: * New wall to align with the existing hallway. * Door, architraves and skirting to match the other bedrooms. * All timber, insulation, plasterboard, door and finishing materials to be supplied by the tradesperson. * I will complete all painting myself. * Prefer one tradesperson/team who can complete the carpentry and plastering. * Please quote for all labour and materials and advise availability and estimated completion time. This is a relatively straightforward internal partition wall installation. No major structural alterations are intended.

looking at adding a third toilet and shower to my existing single-storey house in Girraween. At this stage, I am not looking for construction work. I want someone experienced to visit the property, review the options and advise what is realistically possible at the lowest sensible cost. I have been considering a few ideas: * converting the existing laundry into a (saniflo?) toilet/shower while keeping both existing doors if possible * using the approximately 1 metre-wide strip beside/behind the house for a compact custom/pre fabricated (saniflo?)toilet/shower * using a lightweight or prefabricated toilet/shower unit in that area * connecting a new bathroom to the plumbing/sewer near the existing bathroom, if this reduces cost I would like someone who can look at the property and advise: * which option is most practical and cheapest * whether the existing sewer location makes any option easier * likely plumbing, drainage and structural work * whether any approval or certification may be required * whether the end corner of the 1 metre side strip can legally be used * any simpler option I may have missed * rough cost ranges for the viable options Ideally, I am looking for a building designer, experienced residential renovator, builder or similar person who understands small bathroom additions and can also advise when a plumber, certifier or other specialist needs to be involved. This is initially for a site visit and feasibility/advice only. Please mention your experience with similar work and what you would include in the visit.

I require concreting. I have estimated the area to be 28.20m2. I have included a rough plan and photos of the area. Where there are stones in the photo I’m after concrete. I would be after a colour as close to the existing concrete. Understand it won’t be a perfect match. I’m after quotes for the job.

We have a few locations in our house where our cork flooring is creaking noticeably and I believe needs the cork tiles (3-4mm thick) to be re-fixed. I have tried getting underneath the house to bang the joists back up to the floor in case that was the issue however it is still very creaky in a few isolated locations so believe there is around 10 m2 of locations that may need the cork tiles to be re-fixed to the flooring. There is a larger room (another 40m2 ) that has the odd squeak (3m2) worth of actual locations. Could you also quote for either these local areas or to re stick the whole area with cork tiles? Please in your quote include how long you believe this will take and any material / adhesive needed. Cheers Nick
