Rear timber balcony structural repair and waterproofing Seeking a licensed and insured builder/carpenter to inspect and repair an elevated tiled timber balcony in Balgowlah. There is visible wood rot affecting sections of the balcony framing and balustrade, with some loose or deteriorated joists/timber members. Water ingress may be coming from failed waterproofing, flashings, joints or drainage. Indicative scope: * Inspect beams, joists, posts, connections, balustrade and accessible concealed timber. * Identify the source and extent of water ingress and rot. * Repair, strengthen or replace rotten structural beams, joists, posts and other affected timber using suitable treated exterior-grade materials. * Secure loose joists and replace failed brackets, bolts or connections. * Repair or replace deteriorated balustrade sections and top rails, ensuring they are safe and securely fixed. * Remove tiles/substrate where required to access damaged areas. * Repair or replace the substrate and correct drainage falls if necessary. * Install a compliant external waterproofing membrane, including perimeter upturns, joints, penetrations and flashings. * Retile affected areas and seal/grout appropriately. * Repair damaged underside/soffit lining. * Prepare, prime and repaint repaired and exposed timber. * Remove waste and leave the balcony clean and weatherproof. Please provide an itemised quote separating structural repairs, waterproofing, tiling and painting. Photographs should be taken before, during and after the work. Please advise if a structural engineer is required once the area is opened. Contractor must hold appropriate licences and insurance and provide waterproofing product details and warranties. Initially seeking an on-site inspection and detailed quote, as the full extent of damage may only become clear once affected areas are opened.

I have an existing frameless glass balustrade around my pool/deck. The glass panels are already installed in stainless-steel base brackets, but the panels are not perfectly aligned and the tops have some variation in height/line. I'd like an experienced glass balustrade / frameless glass pool fencing installer to: • Inspect the existing glass panels and stainless-steel fixings • Carefully realign the existing panels so they form a clean, consistent line • Check that the existing brackets/fixings are secure and suitable • Supply and install a continuous stainless-steel top rail/handrail along the glass • Ensure the finished installation is safe and appropriate for a pool barrier The glass and existing hardware are already in place — I am NOT looking to replace the whole balustrade unless you identify a genuine problem with the existing installation. Photos attached show the current installation. Please only respond if you have specific experience installing or modifying frameless glass pool fencing/balustrades.
