I'm looking for an experienced Queensland building designer, draftsperson or town planner with a good understanding of the Queensland Development Code (QDC MP 1.2) and Mackay Regional Council requirements. I have: A survey plan. Easement plan. Preliminary house plans. I need someone to determine the maximum buildable envelope and advise whether my proposed house can fit on the block. Specifically, I need assistance with: Determining the buildable area after allowing for the easement and all required setbacks. Confirming whether the garage can be constructed on the side boundary under QDC MP 1.2. Advising whether any other sections of the house can also be built on the boundary to maximise the available building width. Identifying whether any planning relaxations or Performance Solutions would be required. Confirming the maximum practical house width that can be achieved on this lot. I'm not looking for a full redesign at this stage—only advice on the applicable rules and a marked-up plan showing the buildable envelope and recommended boundary wall locations. Please let me know: Your qualifications and experience with Queensland residential design. Whether you've worked on projects in the Mackay Region. A fixed price for this review. Your expected turnaround time. There is potential for ongoing work if I proceed with the redesign.

About the Apartment * One-bedroom apartment with a sunroom * Recently renovated kitchen and bathroom * Original timber floors * Beautiful natural light * Located in Potts Point, Sydney The Style I’m Looking For I want the apartment to feel: * Warm and inviting * Light and spacious * Elegant and timeless rather than trendy * A mix of classic and contemporary * Boutique hotel feel with character I want to avoid anything that feels cold, overly modern or overly “Instagram” styled. Looking for an experienced building designer / draftsman to advise and prepare concept plans for a possible granny flat, extension, or ancillary living space on a rural property at Aratula QLD, Scenic Rim Council area. The goal is a basic, good-value family living space with privacy and separation from the existing Dixon home, without overcapitalising or triggering unnecessary DA/council complications if avoidable. We are considering: * granny-flat-style detached option; * renovation or extension to the existing house; * attached or breezeway-connected option; * suitable off-the-shelf plans if they can be adapted. Preferred requirements: * two bedrooms, same/similar size, each suitable for a queen bed; * one bathroom with bathtub; * open living/kitchen/dining area; * good living space for modern use, including gaming/TV; * open feel but with ability for some privacy/time out; * simple practical finishes, not luxury. Need guidance on: * best approval pathway under Scenic Rim Council rules; * avoiding a “second dwelling” issue if that triggers DA; * whether 60 m² applies and what is included in that size; * whether verandah/carport count; * septic, water, stormwater, power and access considerations; * concept drawings and likely next steps for building approval.
