3 doors requires retouching in small area due after we remove the door hooks

My bathroom door grout is coming apart, and some mold has caused the metal baseboard of the door to swell. There is no water leakage or anything of the sort; I believe it may be due to frequent bathroom washings and cleanings. The repair should be a maximum of 30cm, and I would like to fix it because the grout is coming apart. Thanks

We are encountering difficulties with the door fully opening because it is leaning toward the floor. Upon inspection, two problems seem to be causing this issue. 1. There is a visible crack between the door frame and the adjacent wall, with the upper section near the ceiling showing significant damage. I have attached photographs to provide a better understanding of the situation. The crack becomes more apparent when the door is open and less visible when it is closed. 2. The hinges in the top section have shifted, creating gaps of 5mm at the top and 3.5mm at the bottom when the door is closed. There could be various reasons contributing to this issue: 1. Structural Concern: The wall frame's design may be inadequate to support the weight of the larger door. 2. Unusual Door Size: The door's longer dimensions, possibly due to the elevated ceiling height of approximately 2.7 meters, could be causing it to hit the floor and deviate from the frame. 3. Differential Material Movement: Variations in the expansion and contraction rates of materials may have resulted in the crack between the doorjamb and the wall. This, in turn, caused the door to lean toward the floor, further widening the crack in the upper section. 4. Hinge Misalignment: It's possible that the movement of building materials, the weight of the door, or frequent use has caused the hinges to shift from their original positions. While not all of these measures may be necessary, I've listed potential solutions below. Addressing the inconsistent gap on the hinge side. By adjusting the top hinges to align with the door, you can reduce the gap and create an even clearance around the door. This adjustment may also raise the door slightly to prevent it from rubbing on the carpet. Fixing the cracked jamb at the top. If the jamb is loose, you can remove the aluminium bead from the glazing pocket's centre, reattach it to the wall frame within the channel, and then reinsert the aluminium bead into the pocket.
