1. fix the piers under floor. These brick piers move overtime due to foundation reactivity and inadequate footing size. The building inspector recommended us to engage an underpinning specialist to lift up the floor, install packers and replace damaged piers with steel posts and concrete footings to mitigate further movement. 2. remove render in a bedroom to expose the walls for further inspection (of wall cracks) by a structural engineer. 3. A timber bearer is in contact with the ground and soil with the evidence of damage. The inspector recommends a builder to enter the subfloor and remove the soil underneath and provide a new timber bearer to support the flooring. 4. Waterproof the outdoor timber stairs and support. There is decay in the timber floor joists with evidence of wear and tear. No evidence of treatment to the timber floor joists. A concrete verandah is badly worn where the elements have worn away the surface paint. It needs new paver painting or material applied that won't wear off. Also railing is rusting and difficult to paint, so maybe needs dismantling with new railing erected or left bare and pot plants placed around where the railing was.
