This task involves visiting various real estate offices throughout Sydney, asking a series of questions, recording a copy of your conversation using the voice recording software on your phone (of course this is 100% legal - you just can't record phone calls) and then typing up the answers to the questions you asked.

This task will take about 5-8 hours to complete.

It's a basic task but you will need to visit 18 different real estate agents, as outlined below:

- Find 6 real estate agents that are each within 5KM of the suburbs of Blacktown, Rouse Hill and Liverpool (a total of 18 real estate agents, 6 in each suburb)

- Physically visit the office of each real estate agent on a week day between 9am and 12pm or 1pm to 4pm (not during lunch hours)

- When there, ask to speak to someone in sales, preferably a sales manager (if no one is available, ask when someone in sales will be available and come back - very important to speak to someone in sales not the receptionist or a property manager)

- Tell them you are a researcher for a company that is thinking about developing townhouses in the suburb, that you just want to ask them a few quick questions and that you are also looking for sales agents to help sell the townhouses if the development proceeds (this will make them interested in answering your questions because they can stand to make commission on the sale of the townhouses down the track)

- Use the voice memo app on your iPhone, a similar app on Android or even a dictaphone if you have one to record your conversation with the sales person to find answers to these questions (VERY IMPORTANT to record the conversation - so make sure you speak loudly and get as close to them as you can!):

- What is the demand currently like for townhouses in the area?

- How many bedrooms, bathrooms and lock up garages would a townhouse need to have to sell the quickest?

- For this style of townhouse, how much would it sell for?

- Would it be easy to sell or hard? Why?

- Do you know of many townhouse developments that are currently in progress in the area? (You want a specific number such as "8 projects" or "about 20 to 30 developements" not a vague answer such as "a lot" or "none")

- Do you currently have any new townhouses for sale?

- If yes, how much are they selling for?

- How many bedrooms, bathrooms and car spaces do they have?

- Where are they located (get the addresses of the townhouses)?

- Are you finding that low, medium or high quality finishes, fixtures and fittings are selling the fastest?

- On average, how long does it take you to sell a new townhouse when you win the listing?

- How about pre-sales?

- What do you think the market will be like for townhouses in 12 to 18 months from now?

- Do you know of any incentives developers are currently offering with new townhouses to help them sell faster or are incentives not needed in this market?

- Once you have visited all 18 real estate agent's offices, create a Microsoft Word document for each agency (so 18 documents in total) and in each one, write the list of questions and then fill in the answers that you captured on your iPhone, Android phone or dictaphone. Save each document with a file name like this "Blacktown Real Estate Agent #1 - LJ Hooker", "Blacktown Real Estate Agent #2 - Ray White", etc

- Deliverables for this project are all 18 audio files that you captured during your conversation when you were in the real estate agent's office (remember, 6 agencies in each of Blacktown, Liverpool and Rouse Hill) talking to the sales person/manager, as well as 18 Microsoft word documents as outlined above

Hi Alex. Let's do these over the phone instead of in person. Should reduce the time significantly and make it easier for you, i.e. you shouldn't need to record the calls. If that works, let me know and I'll assign the job to you. Thanks.
Mitch, there are also resrtictions on recording converstions without consent - I would be carefull representing " of cause this is 100% legal" if I were you
Yep bid is for all 18 interviews. Interviews will NOT take 15 minutes each. There is work involved with locating, setting up, visiting, maybe returning when agent is not there (happens all the time) travel and last but not least write up. Would gladly help, but I know how much is involved so bid is firm. Look forward to hearin from you.
Alexa, you bid $450. Is that for all interviews or one? I assume all, as it takes 15 minutes to talk with the agent (it is not an interview, very casual), which is around 3 hours of work.
Hi Mitch, I am a real estate agent from the US and also have market research experience. 18 interviews is actually a lot of work. Especially setting up and or trying ones luck and maybe having to come back - then the write up. My offer reflects a price per interview. Thanks. Alexa.
