Hi, I have a tiled roof with an insulated panel roof attached to the fascia board. A leak had developed on the corner eave. It seems the flashing is not adequate and water is seeping behind the barge board under the corner tile. I have made a temporary flashing with a few aluminium sheets, but its just a band aid fix. I am thinking of a flashing sheet uner the tiles in that corner which would direct any water over the eave onto the ground or over the pergola roof. Best to have a look on site and go from there. Had some rain come through our roof recently due to a rusted roof screw not holding a join in place properly. Have already had insurance on roof to assess, and seems only minor issue. Need screw replaced and for it to be checked that it is now sealed. Insurance is covering internal damage, but need certification that roof is repaired first. Insurer has instructed “ required to engage a qualified tradesman to re-fix and seal the loose ridge flashing as their contribution to the claim and to prevent further loss and damage to the property.” Preference is to have this addressed ASAP. - Due date: Needs to be done on Saturday, 25 February 2023

Water entered into our garage from rain was due to the downpipe from the double story releasing water into the valley and flashing on the garage and the sheer volume of water allowed water ingress into the ceiling through the valley pan. We require a spreader attached to the downpipe to allow water to be spread out over the roof rather than letting it flow down into the valley which can potentially cause water ingress in the future and other requirements that might help. - Due date: Flexible
