Purpose: The primary goal is to conduct a thorough inspection of my two bedroom unit investment property to identify areas in need of repairs o wellr renovations, including a detailed look at the air conditioning system among other key areas. Additionally, I require a quantity surveyor’s report for tax depreciation purposes to make the most of tax deductions available for the property renovations and repairs. Inspection Areas: A comprehensive inspection is required, focusing on identifying potential renovations and repairs that could enhance the property's value and functionality. Specific attention to the requirements for a quantity surveyor’s report is also needed. Post-Inspection: Based on the inspection findings and the quantity surveyor’s report, I will be considering renovations and repairs to improve the property. This may include structural, aesthetic, and functional upgrades. What I’m Looking For: A professional with a strong background in property inspection and renovations, and experience in conducting quantity surveys for tax depreciation purposes. Expertise in identifying renovation opportunities and providing detailed quantity surveying reports that comply with tax depreciation requirements. Excellent communication skills to offer detailed feedback, suggestions, and a comprehensive surveyor’s report. Familiarity with Victorian rental laws, especially regarding renovations, rent adjustments, and tax depreciation. Please provide: Your experience and background in property inspection, renovations, and quantity surveying. Any special areas of expertise (e.g., air conditioning systems, structural integrity, tax depreciation reports). Your availability within the next two weeks. An estimate of your fees for the inspection, consultation service, and quantity surveying report.

Electrical, gas & smoke alarm compliance check to be conducted. The inspection/compliance report then to be forwarded to the responsible real estate agent.

Lawn mowing, tree trimming, weeding, general cleanup. 3-4 hours fortnightly. Don’t want to take a heap of photos as don’t need the whole job done in one go. Type of gardening: Lawn mowing, Weeding, Whipper snipping, Garden cleanup, Other Size of garden: 150m²-300m² Has green waste bin: Yes

There is a house I would really link to have viewed on my behalf. It's 11 am on Haughton Road (about 700m from Oakleigh Train Station) on Wednesday the 26th!
